Why is my hot water too hot?

Quick answer: Hot water is too hot most often because the thermostat is simply set too high, but it can also mean a stuck or failed thermostat, a faulty gas control valve, or a broken thermostatic mixing valve that no longer blends in cold. Set the tank to about 49°C (120°F). If lowering the setting doesn’t help, the thermostat may be stuck ‘on’, a scald and pressure hazard that needs a licensed technician right away.

Start With the Thermostat Setting

The most common reason for water that’s too hot is simply a thermostat set higher than it needs to be. Someone may have turned it up during a cold snap, or the unit came from the factory or a previous install set high. Manufacturers sometimes ship tanks at 60°C (140°F), which is hot enough to cause a serious scald in seconds.

Check the setting first. On gas tanks there’s usually a dial on the gas control valve; on electric tanks the thermostats sit behind access panels (turn off power before removing panels). Lowering the setting to about 49°C (120°F) balances scald safety with comfort and still helps limit bacteria. After adjusting, wait a few hours and retest at the tap. If the water cools to a safe range, the setting was the culprit. Stuck Thermostat, Gas Valve, or Failed Element

When lowering the thermostat doesn’t cool the water, the thermostat itself may be stuck ‘on’ or reading incorrectly, so the heater keeps running past its target. On electric units, a heating element that has shorted to the tank can also cause continuous heating regardless of the setting. On gas units, a faulty gas control valve may fail to shut off the burner at the right temperature.

A properly working temperature-and-pressure (T&P) relief valve is the last line of defence; if you see it discharging, that’s a warning sign the tank is overheating or overpressurizing. Mixing Valves and the Scald Risk

Many homes, and code in newer installations, use a thermostatic mixing valve at the heater or at fixtures to blend in cold water and deliver a safe temperature even if the tank is stored hotter. If that valve fails or sticks, it can stop adding cold and send near-tank-temperature water to your taps, suddenly making the water far too hot.

The scald danger is real and worth taking seriously: at 60°C (140°F), a burn can occur in about one second; at 49°C (120°F), it takes far longer, giving people, especially children, seniors, and anyone with reduced sensation, time to react. If your home relies on a mixing valve to temper stored-hot water and the output becomes scalding, the valve is a prime suspect and should be inspected. Replacing or repairing a mixing valve involves the plumbing and correct temperature calibration, so it’s best done by a licensed technician who can verify safe delivery temperatures throughout the home.

When Overheating Is an Emergency

Some situations call for immediate action rather than troubleshooting. Treat it as urgent, shut the unit off and call a licensed technician right away, if: the water stays scalding even after you lower the thermostat; the T&P relief valve is discharging water or steam; you hear rumbling or boiling sounds from the tank; or steam or very hot water comes from the tap. These point to a heater that isn’t shutting off and a risk of dangerous pressure buildup.
