What does a boiler expansion tank do?
The expansion tank is one of the quieter heroes of a hydronic heating system. In Metro Vancouver and Fraser Valley homes with hot-water boilers, it’s the component that lets water heat and cool safely without dangerous pressure swings.
Here’s the physics: water expands when heated. A boiler system is a sealed loop, so that expanding water has nowhere to go — unless there’s an expansion tank giving it room. The tank’s built-in air cushion compresses to make space, then relaxes as the water cools.

Why Your System Needs One
Water is nearly incompressible, so in a sealed heating loop even a small temperature rise causes a real increase in volume. The expansion tank prevents this. It provides a compressible air space that accepts the extra water volume as things heat up and returns it as they cool. Older systems often used a plain steel expansion tank mounted above the boiler, containing both air and water with no separating barrier. Over time the air is absorbed into the water, which is why these tanks periodically need to be drained and recharged with air. If you have one, waterlogging is a common maintenance item.
Most modern systems use a diaphragm (or bladder) expansion tank. A flexible rubber membrane separates a pre-charged air cushion from the system water. The air charge is set to match the system’s fill pressure, and because the diaphragm keeps air and water apart, these tanks hold their charge far longer and are more compact.
Knowing which type you have matters for maintenance. A steel compression tank needs periodic recharging; a diaphragm tank should be checked for a healthy air pre-charge and an intact membrane. A technician can identify yours and confirm it’s sized correctly for the system.
Signs of a Failing Expansion Tank
The classic symptom is the pressure-relief valve dripping or discharging, especially as the boiler heats up. If the tank can no longer absorb expansion — because a diaphragm tank lost its air charge or ruptured, or a steel tank waterlogged — pressure climbs and the relief valve does its job.
Other signs include system pressure that swings widely between cold and hot, gurgling or banging noises, or a diaphragm tank that feels heavy and water-filled when tapped (a healthy one sounds hollow at the top). Sometimes you’ll simply see the boiler’s pressure gauge reading higher than normal when hot.
A simple homeowner observation is to watch the pressure gauge across a heating cycle and note any relief-valve dripping. Testing the tank’s air charge, recharging a steel tank, or replacing a failed diaphragm tank involves draining part of the system and working near a pressurized boiler, which is best handled by a technician.
Maintenance and Safety
A failing expansion tank shows up as rising pressure and a weeping relief valve, and while those aren’t usually emergencies, they shouldn’t be ignored. Persistently high pressure stresses the whole system, and a relief valve is a last-resort safety device you don’t want relying on for everyday operation.
Stop and call a licensed technician if the relief valve discharges hot water repeatedly, if you smell gas, if the boiler overheats, or if you find leaks around the tank or boiler. Never plug or cap a discharging relief valve — that removes a critical safety layer.
