Run cold water at the same tap: if cold is also rust-coloured, the source is upstream (pipes or main). If only the hot water is rust-coloured, the water heater is the likely source. On a tank over 10 years old showing rust-coloured water, replacement planning is appropriate.

External rust staining at the bottom of the tank can come from condensation on the tank exterior or from a slow seep from a corroded bottom seam. Dry the tank exterior completely and check 24 hours later for new moisture. If moisture returns at the bottom of the tank body, the tank has a leak from the tank body — replacement is required. Internal corrosion that has reached the tank wall is not repairable.
