York Furnace maintenance in Greater Vancouver
Most York furnaces that die in January were already telling somebody in October. A flame sensor slowly glazing over. An inducer wheel picking up dust and running a little slower each week. A condensate trap half full of the grey sludge that collects in every condensing furnace eventually. None of that shows up as a symptom until the day it locks the furnace out.
Annual maintenance is how you catch it while it is still a ten-minute cleaning instead of a no-heat call. It is also how you keep the safety chain honest — the pressure switch, the rollout switches, the limit, the flame proving circuit. Those exist to shut your furnace down before it hurts anyone, and they need to be verified, not assumed.

What actually happens during a York furnace tune-up
A technician starts before the cover comes off. Ambient smell, thermostat behaviour, how the furnace sounds through a full cycle from call-for-heat to post-purge. That sequence tells you where to look: a long delay before ignition points at the inducer or pressure circuit, a lightoff that runs eight seconds and drops out points at flame sensing, a unit that fires fine and then trips halfway through points at airflow or the limit.
Then the panels come off. Burners come out for cleaning if there is any lint, rust scale or spider webbing across the ports. The flame sensor gets pulled and lightly polished, and the ignitor is inspected for cracking and hairline erosion. The inducer housing and wheel get checked for dust buildup that quietly kills draft. The blower wheel gets inspected — a wheel loaded with dust moves noticeably less air, which pushes temperature rise up and starts nuisance limit trips.
On the safety side: pressure switch proving, rollout and limit continuity, correct gas pressure at the valve using a manometer, and a heat exchanger inspection with light and mirror or camera. Finally the tech reads temperature rise across the furnace and compares it against the range printed on the unit’s own rating plate. That plate is the reference — not a number from memory.
Why the flame sensor is the single most common York callback
A flame sensor is a metal rod sitting in the flame that carries a tiny electrical current back to the control board. That current is how the board knows fire actually exists. If the current drops below the board’s threshold, the board closes the gas valve. It is doing exactly what it should — no flame proof, no gas.
The problem is that the rod slowly builds an oxide film. Combustion byproducts, dust off the return air, drywall sanding from a renovation two years ago. The film is not thick enough to see clearly, but it insulates. So the furnace lights, runs five to ten seconds, and shuts off. Then it tries again. Then again. Then it locks out and you have no heat.
The telltale is the pattern: ignition happens, you hear it, and then it dies. That is different from a furnace that never lights at all, which points at ignition or gas supply, and different from one that runs and then trips much later, which points at airflow or venting. Order of failure tells you the failure.
Cleaning the sensor is a standard part of every maintenance visit and it is the reason annual service pays for itself. Skip the visit and you meet this problem at 6 a.m. on the coldest morning of the year, which is precisely when it likes to show up.
Condensate care on high-efficiency York furnaces
If your York vents through white plastic pipe out a sidewall instead of up a metal chimney, it is a condensing furnace and it produces water. A lot of water over a heating season. That water is mildly acidic, and every part of the path it takes — secondary heat exchanger, collector box, trap, hose, drain or pump — is a place it can stop moving.
When the trap plugs, water backs up. Depending on the model, that either trips a pressure switch or a float, or it starts leaking out of a joint onto the floor of your crawlspace. Either way the furnace stops making heat, and you may find the problem as a puddle rather than a fault code.
In Greater Vancouver this matters more than it does inland. Crawlspaces here stay damp, garages are cold, and any condensate line running through an unheated space can freeze during a cold snap or an outflow wind through the Fraser Valley. A line that sags creates a low spot, the low spot holds water, and the water freezes. A properly maintained furnace has that hose sloped continuously with no bellies, and insulated if it passes through cold space.
Maintenance means flushing the trap, clearing the hoses, testing the condensate pump float if you have one, and confirming the termination actually drains.
Venting, combustion air and the Lower Mainland’s damp
Furnace venting is where mistakes get dangerous rather than merely inconvenient. On an older mid-efficiency York vented into a masonry or B-vent chimney, the technician checks for draft, spillage at the draft hood, corrosion in the vent connector, and whether the chimney is shared with a water heater in a way that still makes sense after somebody upgraded one appliance and not the other. Orphaned water heaters on oversized chimneys are a real problem in this housing stock.
On a condensing York, the concern shifts to the intake and exhaust terminations outside. Those two pipes need clear separation, correct height above expected snow and grade, and nothing blocking them. Screens plug with cottonwood fluff in June and wasp nests in August. Cedar hedging grown up against the wall can recirculate exhaust straight back into the intake, which starves combustion and produces exactly the kind of intermittent, weather-dependent fault that is miserable to chase.
Salt air matters if you are close to the water in Tsawwassen, White Rock, Steveston or along Burrard Inlet. It accelerates corrosion on outdoor terminations and any exposed metal.

Filters, airflow and the ducts nobody looks at
Airflow problems get blamed on the furnace and are usually the ductwork. A restricted return makes the furnace work against itself: temperature rise climbs past the range on the rating plate, the limit switch starts opening, the burner cycles off while the blower keeps running, and the house never quite warms up. Long term, repeated overheating shortens heat exchanger life.
Start with the filter, because that is the part you own. Check it monthly during heating season and change it when it looks loaded rather than on a fixed calendar. Thicker media filters last longer than one-inch fibreglass, but a high-resistance filter dropped into a system that was never designed for it can itself cause the restriction. Match the filter to the system, not to the highest number on the box.
After that, the things a technician looks at: crushed or disconnected flex duct in the crawlspace, returns blocked by furniture, supply registers closed off in unused rooms, and duct runs that were cut for a renovation and never properly rejoined. In older Vancouver homes with converted basements or added suites, duct modifications are common and rarely documented.
A blower wheel caked with dust also counts as an airflow problem. It is easy to overlook and it silently costs you capacity every single cycle.
When to book, and what a Vancouver heating season does to a furnace
Book in August or September. Not because something magical happens in fall, but because that is when a technician can find a problem and you still have weeks of mild weather to deal with it calmly instead of paying for urgency you did not need.
The Lower Mainland heating season is long and soft. Rather than a few brutal weeks, you get months of a furnace cycling on and off through five to twelve degree days. That produces a very high number of ignition cycles per season. Ignition cycles are what wear ignitors, cycle the gas valve, and load the flame sensor with deposits. A furnace here can accumulate wear faster than the same unit in a colder but drier place that simply runs longer, steadier burns.
Humidity compounds it. Combustion air pulled from a damp crawlspace or an unsealed garage carries moisture and, in a garage, whatever else is stored out there. Chlorinated compounds from cleaning products and pool chemicals are hard on heat exchangers.

Fault codes: read yours, don’t trust the internet’s
Modern York furnaces flash or display a code when they lock out. That code is genuinely useful — but only against the right reference. Code meanings vary by brand, by model line and by year of manufacture, and the same blink pattern can mean two different things on two furnaces sitting side by side in the same house.
So do this: open the panel, read the exact pattern or code off the board, and check it against the legend printed on the label inside your furnace’s own cabinet, or in that unit’s manual. That label is the authority for your specific machine. Write down what the code says and what the furnace was doing when it appeared.
What is safe to say in general is the family of faults you are dealing with. Ignition and flame-proving faults mean the furnace could not light or could not confirm flame. Pressure and venting faults mean the control could not verify draft. Limit and rollout faults mean something got too hot, which usually means airflow or a combustion problem. Communication faults mean components are not talking.
Never bypass, jumper or tape closed a safety switch to force the furnace to run. Those switches are the last thing standing between a fault and a fire or a CO event. A tripping safety is information, not an obstacle.
