Walk to the outdoor unit and check the side panel next to where the two copper lines enter. Most manufacturers put the rating plate there, angled so it can be read while standing. If it is not there, look on the corner post behind the removable service panel, and on the inside face of that panel itself.
Photograph it. Do not transcribe by hand, because the characters are small and O versus zero mistakes waste everyone’s time. Get the model number, the serial number, the electrical data, and the refrigerant type printed on the plate. That refrigerant designation matters more than most homeowners expect, because it drives what a future repair looks like.
Then do the same indoors. A heat pump is a matched pair, and the indoor air handler or furnace coil has its own plate with its own serial. It is common in older Fraser Valley homes for the outdoor unit to have been replaced once already while the indoor coil stayed, or the reverse. Two different ages means two different remaining-life estimates, and the older half sets the pace.

Reading the manufacture date off the serial number
Serial number formats are not universal, they change over the years, and they differ between plants. So treat any decoding rule you find on a forum as a hypothesis to be checked, not a fact.
The general principle holds across most North American HVAC brands: the serial encodes a manufacturing week or month and a year, usually in the leading characters, sometimes with a plant code mixed in. On many units in the Tempstar family the date is commonly documented as sitting in the first four digits, read as week then year. Verify that against Tempstar’s own documentation or a distributor lookup for your specific model before you act on it, because a mis-read of one character moves the date by a decade.

Second, look for the installer’s service sticker on the indoor unit, the disconnect box, or the furnace door. Even a faded one often has a handwritten start-up date.
Third, check the electrical panel. A breaker that is visibly newer than its neighbours, or a sub-panel added for the outdoor circuit, dates the install. So does the disconnect box itself, which usually carries its own date code.
Fourth, ask BC Hydro or check your own records for a rebate or program application. CleanBC and utility program paperwork is dated, and the file is yours to request. Do not assume anything about what a program covered or still covers, verify with the program directly.
Fifth, real estate documents. Property disclosure statements and old inspection reports frequently name the equipment age.
A technician can also date it roughly by refrigerant type, cabinet design and control board generation. That is an estimate, not a certificate.
What each age band means in practice
Under five years, treat any failure as an anomaly. Something was installed wrong, or a part was defective, or the airflow has been strangled since day one. Fix it, then find the root cause, because a young unit failing is a symptom of a system problem rather than wear.
Five to ten, this is the healthy middle. Repairs make obvious sense. Capacitors, contactors, defrost boards, sensors and fan motors are routine wear items and replacing them buys years. The economics are rarely in question here.
Ten to fifteen, the calculus shifts. Small repairs still make sense. Fifteen and beyond, a heat pump that still works well owes you nothing and can absolutely keep going with maintenance. But plan. It trips the breaker on start, which points at a capacitor, contactor or motor. It blows air that is not hot enough, which is frequently a stuck reversing valve or a charge issue. It is loud in a new way, which is bearings or a loose panel. All of those are component-level.
Signs that point toward end of life: refrigerant loss that returns after a proper leak search and repair, especially with visible coil corrosion, because that means the coil is weeping in multiple places.
