Most people find the fault the same way. The shower goes cold, they walk down to the garage or the crawlspace, and there is a little green or red light blinking on the front of the water heater, or a number sitting on the tankless remote in the laundry room. That blink pattern is the unit telling you which safety check it failed.
Here is the part that trips up a lot of homeowners: the same two-digit number can mean different things on a Ruud tankless unit built in one series and a Ruud unit built in another. Blink counts on gas tank models vary by control type too. The number is a starting point, not a diagnosis.
So this page does something more useful than listing codes we cannot verify for your unit. Read the code off your own unit before you touch anything
Where the signal lives depends on what you have. Gas tank Ruud models put a small status LED near the bottom of the jacket, usually beside the gas control valve, and it communicates by blink pattern: a count, a pause, another count. Count it twice and write it down, because a four-blink and a five-blink look identical if you are guessing. Tankless models show a number on the wired remote controller, and some also display it on a small board LED behind the front cover. Electric tank models generally have no display at all — the fault shows up as no hot water, lukewarm water, or a tripped reset button on the upper thermostat.
Now find the reference that matches your unit. There is often a label or diagnostic chart printed inside the front access panel, on the inside of the burner cover, or on the jacket near the rating plate. That chart was written for your exact model and control board. Use it over anything you find online, including generic code lists.
Write down three things before you call anyone: the model and serial number from the rating plate, the exact code or blink count, and whether it clears on a reset and comes back. That last one matters more than people expect. A fault that returns within minutes is a live problem; a one-time fault after a power blip often is not.
Ignition and flame-sense faults: the most common gas category
A gas Ruud water heater has to prove it lit before it will keep the gas valve open. It tries, it looks for flame, and if it does not see flame within a few seconds it shuts the valve and tries again. After a set number of tries it stops and locks out. That lockout is the unit protecting your house, and it is why bypassing it is never on the table.
A technician works this in order, cheapest and most likely first. Is gas actually reaching the appliance — is the shutoff open, is another gas appliance working, has the meter been touched. Then the igniter or pilot assembly: is it sparking, is it glowing, is the pilot tube clean. Then the flame sensor or thermocouple, which reads a tiny current through the flame and gets fooled by oxidation and soot buildup. Then combustion air: a blocked screen, a lint-clogged air intake in a laundry area, a burner chamber full of dust.
The distinction that matters diagnostically is whether the unit never lights or lights and then drops out. Never lights points at gas, igniter, or the valve. Lights then drops out points at flame sensing, grounding, or an air problem starving the flame. Venting, air pressure and exhaust faults in a damp coastal climate
Sealed-combustion and power-vented Ruud units watch their own airflow with a pressure switch or a fan speed feedback loop. If the exhaust cannot get out or the intake cannot draw, the unit refuses to fire. This category produces some of the most seasonal faults we see in the Lower Mainland, and the cause is usually outside the house rather than inside it.
What gets checked: the vent termination outdoors, first and always. Wasp nests, spider webbing, a bird nest tucked into the intake, a hedge that grew in over two summers, a fence panel added a foot from the termination. In older Vancouver and Burnaby homes with the heater in a crawlspace, we find terminations partly buried by regraded soil or blocked by a rebuilt deck. Condensate is the other big one — a condensing tankless unit that cannot drain will back water into the exhaust path, and our long wet winters keep those drains working hard. A plugged condensate trap or a frozen outdoor condensate line will lock a unit out on what looks like an air fault.
Inside, the pressure switch hose gets inspected for moisture, cracks and kinks, and the blower wheel for lint and dust loading. A blower that spins but moves less air still trips the switch. Recirculating exhaust — where the exhaust is drawn straight back into the intake — shows up as a fault that only appears on still, foggy mornings.
Overheat, high-limit and ECO lockouts
Every water heater has a last-resort temperature cutout. On electric tanks it is the ECO button on the upper thermostat, the little red reset. On gas units the limit is built into the control or a separate sensor. When it trips, the unit stops hard, and on many designs it will not restart until someone physically resets it.
Do not just push the button and walk away. Something drove the water past its safe limit, and there are only a handful of candidates. A thermostat or sensor reading low while the water is actually hot. A stuck element contactor or relay welded closed on an electric unit. A gas valve failing to close. Stacking, where short repeated draws pile heat at the top of the tank. Or, on tank units, sediment insulating the sensor from the real water temperature.
A second trip after a reset means stop. That is a scald hazard and, on gas equipment, a combustion safety issue.
While a tech is in there, the temperature and pressure relief valve gets attention too. If the T&P has been weeping or discharging, that is a related symptom, not a coincidence — it usually means overheating or a thermal expansion problem on a closed system, which is common in newer Metro Vancouver homes with backflow prevention at the meter. Flow, temperature-sensor and “no hot water but no lockout” faults
Tankless Ruud units add a category tank heaters do not have: flow. The unit needs a minimum flow rate before it fires at all. Drop below it and nothing happens, sometimes with a code, sometimes without. That is why a barely-open bathroom tap runs cold while a full shower runs fine, and it is not a defect.
A technician measures actual flow rather than trusting the complaint. Then the flow sensor itself, which is a small turbine that fouls or sticks. Then the inlet screen filter, which is the single most overlooked part on tankless units — sediment stirred up by municipal main work or a new water service will pack it in a week. Then the inlet and outlet thermistors, which drift with age and make the board calculate the wrong firing rate.
Mixing valves confuse this whole picture. A failed thermostatic mixing valve at the heater, or a worn shower cartridge bleeding cold into hot, produces lukewarm water at one fixture with a perfectly healthy heater. Check other fixtures before blaming the appliance.

Electrical, control-board and remote communication faults
Electric Ruud tanks fail in a narrow set of ways, and they fail without any display to help you. Lukewarm water that runs out fast usually means the lower element is dead and only the upper one is working. No hot water at all points at the upper thermostat, a tripped ECO, or a breaker. Elements and thermostats get tested with a meter — resistance on the element, continuity and calibration on the thermostat — after confirming voltage at the terminals. Never open an electric water heater panel without shutting the breaker off first.
Gas and tankless units add a control board and, on tankless, a wired remote. Communication errors between remote and unit are usually wiring, not electronics: a staple through the cable during a basement reno, a corroded terminal in a damp crawlspace, a splice made with the wrong connector. Salt air in waterfront areas of Richmond, Tsawwassen and the North Shore accelerates terminal corrosion on anything mounted in a garage with an open door.
Grounding and polarity matter more than most people realise. Flame sensing depends on a proper ground path; a reversed hot and neutral at the receptacle powering a tankless unit can produce intermittent flame-loss faults that look like a gas problem. That is a test a technician runs early precisely because it is cheap to rule out and expensive to miss.
Gas supply and gas valve faults — where the homeowner stops
Some faults are genuinely upstream of the water heater. A gas line sized for the original appliances, then asked to feed a new range, a fireplace and a high-input tankless unit, will sag in pressure when everything runs at once. The water heater sees low pressure, fails to light, and reports an ignition fault. Replacing an igniter will not fix that.
A technician measures inlet and manifold gas pressure under load, with other appliances firing, and compares against what the rating plate calls for. Regulator condition, line sizing, and the length and number of fittings all factor in. On the coast we also see gas valves that have simply aged out — coils weaken, and the valve opens slowly or not at all on a cold morning.
This is TSBC territory. In British Columbia, work on gas piping, gas valves and combustion setup must be done by a certified gas fitter, and municipal permits apply to gas line alterations across Metro Vancouver and the Fraser Valley. There is no homeowner version of this job.
Safety, plainly: if you smell gas, hear hissing near the appliance, or a CO alarm sounds, do not troubleshoot. Leave the building, then call the gas utility and a licensed technician from outside. Never wedge, jumper or bypass a safety switch to keep hot water running.
When a code means repair, when it means replace, and what to have ready
Age changes the answer. A three-year-old Ruud unit throwing an ignition fault is a repair, almost always. The same fault on a fifteen-year-old tank sitting in a Fraser Valley crawlspace, with rust streaks at the base and a weeping T&P line, is a different conversation — you can fix the igniter and still be replacing the tank inside a year.
Repeat faults are the real signal. One lockout after a windstorm knocked something into the vent is an event. Three lockouts in a month is a pattern, and patterns are how you avoid a cold shower on a December Sunday.

Can I just reset my Ruud water heater when it shows a fault?
One reset is reasonable after a power interruption or a one-off event. If the fault returns, stop resetting it. The lockout exists because the unit failed a safety check, and repeatedly clearing it hides a live problem with combustion, venting or temperature control. My tankless Ruud runs cold at low flow. Is that a fault?
Usually not. Tankless units need a minimum flow rate before the burner fires, so a barely-open tap or a very low-flow fixture can fall below the threshold and get cold water. Test it with a fixture opened fully. If a full-flow shower also runs cold or fluctuates, then something is genuinely wrong — flow sensor, inlet filter, thermistors or gas supply — and that needs a technician.
Does the wet coastal weather here actually cause water heater faults?
Yes, more than people expect. Damp crawlspaces corrode terminals and pressure switch hoses. Condensing units run condensate drains hard all winter, and a plugged or frozen drain will lock a unit out. Vent terminations pick up nests, moss and vegetation. Near the water, salt air attacks exposed metal and connections. A yearly look at the outdoor termination and the condensate path prevents a lot of winter no-heat calls.
