Nobody wakes up wanting a water heater. Something pushed you here. The tank let go and there’s water tracking across the crawlspace plastic. The third shower of the morning runs cold. The unit is old enough that your insurance renewal asked about it. Or you’re adding a bathroom the current tank was never sized for.
Those four situations lead to different Ruud products, which is why the first question a technician asks is never what size you want.
An emergency swap is constrained by what can be installed today using the venting, gas and electrical already in place. A planned replacement opens up options that need new venting or a new circuit, because there’s time to permit and schedule. Atmospheric gas tanks burn gas and let the flue gases rise on their own through a B-vent or a masonry chimney. Simple, quiet, no electricity needed to fire, and they need a draft path that many renovated homes no longer have.
Power-vent gas tanks use a blower to push exhaust out horizontally through a sidewall. That frees you from the chimney. It also means the unit needs a receptacle and it makes noise when the blower runs, which matters in a townhouse when the vent terminates under a neighbour’s window.
Condensing gas tanks extract more heat from the exhaust, which cools it enough to vent through plastic pipe and produces acidic condensate that has to be drained and often neutralized.
Electric resistance tanks have no combustion at all. No venting, no gas, no combustion air. They trade that simplicity for slow recovery and a heavy electrical draw.
Hybrid heat pump tanks move heat out of the surrounding air into the water instead of making it directly. They need room, air volume, a condensate drain, and a location where cooling and dehumidifying that space is a benefit rather than a nuisance.
Gas tankless units heat on demand with no stored volume, sized by flow rate and temperature rise rather than gallons.

Sizing by peak simultaneous demand, not by bedroom count
The old shorthand of matching tank size to the number of bedrooms fails constantly in this region, because it ignores two things: what runs at the same time, and how cold the incoming water is.
What matters is your worst realistic hour. Not your average day. Picture a January weekday at 7:15 a.m. Two showers running, someone starting laundry on warm, the dishwasher on a heated cycle. Count the fixtures that could overlap and be honest about it. A soaker tub is the single biggest swing factor most homeowners forget. A large freestanding tub can empty a modest tank in one fill.
Then consider temperature rise. Municipal water arriving in a Fraser Valley home in midwinter is meaningfully colder than the same supply in August. Every heater, tank or tankless, has to lift that water further in winter. A tank does it by taking longer to recover. A tankless does it by delivering fewer litres per minute at your target temperature. So a unit that felt generous in September can feel undersized in January, and that’s the season you’ll be judging it in.
For tanks, the two numbers to compare are storage volume and first-hour delivery, which combines what’s stored with what the burner or elements can add while you’re drawing. For tankless, the number is flow at a specified rise. Ask for those figures for the specific model, from the manufacturer’s sheet. Don’t accept a rule of thumb.
Venting: the constraint that eliminates options before you pick a model
This is where most selections are actually decided, and homeowners rarely see it coming.
A technician looks at the existing vent first. If your current tank draws into a shared masonry chimney alongside a furnace, and that furnace has already been replaced with a high-efficiency model that vents out the wall, the chimney may now be badly oversized for the water heater alone. Flue gases cool, slow down, and condense inside the liner. You get spillage at the draft hood, moisture damage, and a real combustion safety concern. That single finding can push you off an atmospheric tank entirely.
Home with no usable chimney? You’re looking at power-vent, condensing, tankless, electric or hybrid. Now the question becomes where a sidewall termination can legally and sensibly go. Clearances to windows, doors, soffits, decks, property lines and mechanical air intakes all apply. Exhaust plume near a walkway becomes a nuisance in cold weather. Under a bedroom window it becomes a complaint.
Condensing equipment vents in plastic and produces acidic condensate that needs a proper drain, sometimes a pump, and often a neutralizer before it enters the drainage system.
Also check combustion air. Tighten up an old house with new windows, spray foam and a powerful range hood and a naturally drafting appliance can be starved or backdrafted. That is a carbon monoxide risk, not a comfort issue. If a CO alarm sounds or you smell gas, leave the building and call the gas utility and a licensed technician from outside.
Gas supply, meter capacity and line sizing
A gas water heater is not simply a swap of one box for another. It’s a load added to a piping system that was sized for whatever was in the house when it was built.
A licensed gas fitter adds up every appliance on the system: furnace or boiler, range, dryer, fireplace, barbecue, pool heater, and the proposed water heater. Then they look at the pipe size and the total developed length from the meter to the farthest appliance, and confirm the system can deliver enough gas at adequate pressure when everything fires together. If it can’t, you either upsize a section of pipe, run a dedicated line, or ask FortisBC about the meter and regulator.
This matters far more with tankless than with tanks. A tank sips gas over a long recovery. A tankless demands a large burst the instant somebody opens a tap, which is why tankless conversions in older Lower Mainland homes so often require a larger gas line and sometimes a meter change. That work is legitimate, it takes time, and it belongs on the written estimate before you commit, not as a surprise on installation day.
Gas work in British Columbia is regulated. Gas fitting must be done by a properly certified fitter under Technical Safety BC rules, with the required permit. An electric resistance tank of typical household size needs its own dedicated circuit at 240 volts, sized to the unit’s nameplate. In a 1960s Burnaby bungalow or a 1970s Surrey rancher that has already absorbed an EV charger, a heat pump and an induction range, there may not be a spare double-pole slot, or the service may already be near its calculated limit. An electrician performs a load calculation. That either passes, or you’re looking at a subpanel, a service upgrade, or a load management device.
Hybrid heat pump tanks draw far less in heat pump mode, but most include backup resistance elements that engage under heavy demand or cold ambient conditions, so the circuit still has to be sized for the higher figure unless the unit and the installation are set up otherwise. Read the nameplate.
Power-vent and condensing gas tanks need only a standard receptacle for the blower and controls, but they lose that function in an outage. An atmospheric gas tank will usually keep making hot water during a windstorm outage. A power-vent one will not. In parts of the North Shore and the Valley where outages are a routine winter event, that’s a real consideration.
A condensate pump, if the layout requires one, is another small electrical load and one more thing that can fail quietly. Plan for a receptacle near the unit either way.
Where the unit lives: closets, crawlspaces, garages and strata lockers
Walk the path the new unit has to travel before anything is ordered.
Crawlspace installs are common across the Lower Mainland and they punish bad decisions. Access hatches are small, headroom is minimal, and a taller or wider tank simply may not fit through or stand up. Crawlspaces are also damp here in a way they aren’t in drier climates, which accelerates corrosion on the jacket, the fittings and the connections. Anything installed low is also anything that floods first.
Interior closets in townhouses and condos bring clearance rules, door louvre and combustion air requirements for gas units, and drainage. A leak in a second-floor closet becomes a claim against your unit below.
Garage installs have their own rules. Ignition source elevation requirements exist for a reason where vehicles and fuel containers are stored, and physical protection from vehicle impact is often required.
Strata buildings add a governance layer on top of the technical one. Many strata bylaws require written approval before mechanical work, restrict where a vent may terminate on a common-property wall, set noise limits, and mandate a drain pan with a piped drain plus a proof-of-insurance certificate from the contractor. Start that paperwork early, because approval timelines, not equipment availability, are usually what delays these jobs.
Also think about the day this unit is replaced. Leaving service clearance, a shutoff you can reach, and a sane drain path is a gift to your future self.
Hybrid heat pump water heaters in a damp coastal climate
A hybrid tank pulls heat from the air around it. That has two consequences people underestimate: it needs a lot of air, and it makes the space colder and drier.
Manufacturers specify a minimum air volume or ducting arrangement for a reason. Put one in a sealed closet with no ducted air and it will spend its life running on backup elements, which defeats the purpose. Put one in a large unfinished basement or a utility area with real volume and it can work well.
The cooling side can be a benefit or a problem depending on the room. In a basement that runs humid and musty through a Lower Mainland winter, a hybrid quietly dehumidifying that space is a genuine bonus. In a finished basement family room that already feels cold in February, you’ve made it worse.
Hybrids also make noise. Not loud, but continuous and mechanical, more like a small fridge than a silent tank. Under a bedroom, that’s worth hearing in person before you commit.
They produce condensate, so a drain or a pump is required. They recover more slowly in heat pump mode than a gas tank does, so sizing tends to run larger, and the schedule of heavy draws matters more.
Hybrids are also the family most often tied to efficiency incentive programs. Check the current CleanBC and FortisBC or BC Hydro program requirements directly, before purchase, because eligibility rules and required documentation change and they’re specific about models and installer credentials.
Tankless: what changes day to day, and what it asks of you
Tankless is the right answer for some households and an expensive irritation for others. The difference is usage pattern.
What you gain is endless duration. Long showers, back-to-back showers, filling a big tub without running out. You also gain floor space and you remove the risk of eighty litres of stored water letting go in a finished room.
What you give up is instant, trivial hot water. A tankless unit has to sense flow, fire, and then push heated water down the pipe to you. Short draws suffer. Wash your hands for fifteen seconds at a distant sink and you may never see warm water. There’s also a minimum flow rate needed to activate the burner, which is why a trickling tap sometimes stays cold, and why an aggressive low-flow aerator can interact badly with a tankless system.
Capacity is expressed as flow at a given temperature rise, not gallons. In January, with colder incoming water, the same unit delivers fewer simultaneous fixtures than it did in summer. Size for winter.
Maintenance is not optional. Tankless heat exchangers need periodic descaling or flushing per the manufacturer’s schedule, and the inlet filter screen needs cleaning. Skipping it shortens the unit’s life and often affects warranty coverage.
And tankless is the family most likely to require gas line upsizing, new venting and condensate handling. That’s why the honest comparison between tank and tankless is a comparison of complete installed jobs, not two boxes.
Recirculation, long pipe runs and the wait at the far tap
Here’s a complaint that no water heater purchase will fix on its own: waiting ninety seconds for hot water at the ensuite while litres go down the drain.
That’s a distribution problem. The heater made hot water instantly. It’s sitting in twenty metres of pipe, cooling. Buying a bigger or better heater changes nothing about that wait, and homeowners are routinely sold an upgrade that doesn’t address the actual annoyance.
The fixes are plumbing fixes. A dedicated return line with a circulating pump keeps hot water moving in a loop so it’s close to the fixture. In a home without a return line, a crossover valve at the farthest fixture can use the cold line as the return path, which works but can leave the cold line briefly warm. Pumps can run on a timer matched to your morning and evening patterns, on a demand button or motion sensor, or on a thermostat, and the control strategy matters because continuous circulation wastes energy and, on some systems, accelerates wear.
Recirculation interacts with equipment choice. Some tankless units are designed to work with recirculation and may include internal provisions or require specific configuration; others handle constant small draws poorly. Confirm compatibility for the exact model before you plan a loop around it.
Insulating accessible hot water piping in the crawlspace is the cheapest improvement on this list and it’s often left undone in older homes. Do that regardless of which heater you choose.
Water chemistry, sediment and the maintenance you’re signing up for
Metro Vancouver’s supply is soft. That surprises people who arrive from Calgary or Winnipeg expecting hard-water scale.
Soft water changes what actually degrades a water heater here. Heavy mineral scaling on elements and heat exchangers is less of a headline problem than it is in hard-water regions, though it still happens, particularly at high setpoints and on some private or well supplies out in the Valley. What you do get is sediment and fine particulate that settles in the bottom of a tank, plus water that’s naturally on the soft side and slightly aggressive to metals.
That puts the anode rod at the centre of tank longevity. The anode is a sacrificial metal rod that corrodes so the steel tank doesn’t. It is consumable. Nobody checks it. Then the tank fails at year nine and everyone calls it bad luck. Having the anode inspected partway through the unit’s life, and replaced when it’s spent, is the single most effective thing you can do to extend a tank’s service life. Warranty length is the clearest divider. Longer tank warranties usually reflect a heavier anode arrangement or construction differences, which is a real durability signal rather than pure paperwork. But read the terms: parts versus tank, labour coverage or none, and what registration, permitted installation and documented maintenance are required to keep it valid. Warranty terms are set by the manufacturer, they vary by model and by date of purchase, and you should read the actual warranty document for the model in front of you rather than trusting a summary from anyone, including a contractor.
Controls are the next divider. Higher tiers commonly add better diagnostics, a more informative display or fault reporting, and connectivity for app monitoring, leak sensing or automatic shutoff. Leak detection with an automatic water shutoff is the feature I’d argue is most worth paying for if the unit sits anywhere above a finished space.
Burner and control sophistication varies too, affecting how quietly and steadily the unit runs and how well it handles small draws.
What generally doesn’t change much within a family is the fundamental physics. A premium tank of the same size isn’t going to solve a genuine capacity shortfall. Fix sizing first, then buy the tier.
Efficiency ratings differ between tiers as well. Get the specific number for the specific model from the manufacturer’s spec sheet.
Efficiency ratings and rebate paperwork: what to look up and who to ask
Water heaters are rated with a standardized efficiency metric, and tankless and tank units are compared using flow or first-hour delivery figures alongside it. What that means for you: don’t compare a number quoted on one page to a number quoted on another unless you’re certain both refer to the same rating system and the same model.
Get the rating from the manufacturer’s published spec sheet for the exact model number, or from the AHRI listing. Take the model number off the rating plate, or write it down from the quote, and look it up yourself. That habit protects you from a lot of confusion.
On incentives, be equally disciplined. CleanBC, FortisBC and BC Hydro run efficiency programs that change over time, and eligibility usually depends on the specific equipment model, the fuel you’re switching from or to, having a licensed contractor perform the work, a permitted installation, and submitting documentation within a deadline. Sometimes a pre-installation step or an assessment is required, and doing the work first disqualifies you.
So confirm the current program rules on the program’s own website, or by calling them, before you buy. Don’t rely on a contractor’s memory of what was available last year, and be sceptical of anyone quoting you a guaranteed incentive amount.
