Walk into a 1962 Vancouver Special with electric baseboards and no ducts, and ductless is usually the answer that fits. There is nowhere to run a duct trunk without losing ceiling height in the basement. A wall unit and a line set through a three-inch hole solve it.
Daikin is one of the brands we see most across Metro Vancouver and the Fraser Valley. Wall units in Burnaby apartments. Floor units in Kitsilano character homes where every wall is window. Multi-zone systems in Surrey and Langley, one outdoor unit feeding four rooms.
This guide is for the person who owns one or is about to. What it does in a wet coastal winter. What decides the size. What the install involves in your building. What you can clean yourself, what needs a licensed technician, and what to do when the indoor unit starts blinking at you.
What is actually in the box: the parts of a Daikin ductless system
Three things make the system. Outside, a condensing unit containing the compressor, a coil, a fan and the inverter board that varies compressor speed. Inside, one or more air handlers, each with its own coil, blower wheel, filters and control board. Between them, an insulated refrigerant line set (two copper lines, one small and one larger), a low-voltage communication cable, and a condensate drain line.
There is no ductwork and no furnace. Heat moves through the refrigerant, not through air pushed down a trunk. That is the whole reason the system installs into homes that could never accept ducts.
The word “ductless” is slightly loose in practice. Daikin’s lineup includes concealed ducted air handlers that hide in a soffit or closet and feed two or three short duct runs to ceiling registers. Same outdoor unit, same refrigerant lines, different indoor box. We use those in Lower Mainland homes where a homeowner does not want a visible wall unit in a formal living room.
Control is per indoor unit. Each head has its own thermostat sensing, usually through a handheld remote, a wall controller, or an app if the system has a communication adapter fitted. That per-room control is a real advantage over one central thermostat trying to satisfy a whole house, and it is why so many Vancouver homeowners run one head cool in a bedroom while a west-facing living room runs harder in the afternoon.
Why ductless suits Lower Mainland housing stock specifically
Metro Vancouver has an unusual mix of buildings and it drives equipment choice more than most people expect. Post-war bungalows and Vancouver Specials with electric baseboard and no ducts. Character homes in Mount Pleasant and Kitsilano with plaster walls, knob-and-tube remnants and no basement headroom. Strata apartments where you cannot touch the exterior wall without approval. Newer Fraser Valley builds that do have ducts but added a suite that the original system was never sized for.
In every one of those, a ducted retrofit is either impossible or expensive enough to reshape the project. Ductless bypasses the problem. A line set travels through a small penetration and a run of exterior conduit, so the disruption is a wall hole and a fastened cover rather than a gutted ceiling.
The second reason is climate. Coastal BC winters are mild by Canadian standards and damp. Heat pumps do their best work in exactly that range, which is why so much of the region has switched from baseboard to ductless over the past decade.
The third reason is suites. Legal secondary suites and laneway houses need heating and cooling that bills and controls independently of the main house. A separate outdoor unit for the suite, on its own circuit, does that cleanly. We handle that a lot in Burnaby, New Westminster and Surrey, where suite conversions are common and the electrical panel is usually the thing that decides the plan.
How a Daikin mini-split heats in a damp coastal winter
In heating mode the outdoor coil is the cold side. It pulls heat out of outdoor air even when that air feels freezing to you, and the indoor coil releases it. An inverter compressor changes speed continuously instead of cycling on and off, so on a typical 6°C Vancouver morning it will loaf along at low output and hold a very steady room temperature.
That steadiness is why the air feels different from a furnace. Supply air off a mini-split in heating is warm rather than hot. People coming from gas furnaces sometimes think it is underperforming. It is not. It is running long and low, which is the efficient way to do it.
Defrost is the part homeowners notice and worry about. When the outdoor coil drops below freezing with moisture on it, frost builds. The system periodically reverses to melt it, the indoor fan usually pauses so it does not blow cool air at you, and steam rolls off the outdoor unit. That is normal. Our wet coastal air means defrost cycles run more often here than in a dry cold prairie climate.
Cold-climate capability varies by model and series, and heating output falls as outdoor temperature falls. Do not assume a figure. Check the manufacturer’s published performance data for your exact model and outdoor design temperature. What matters practically: during a Fraser Valley cold snap with an outflow wind, a marginally sized system will run flat out and still drift below setpoint.
Cooling and humidity control through a Vancouver summer
Reverse the refrigerant flow and the indoor coil becomes the cold surface. Room air passes over it, drops below its dew point, and water condenses out and drains away. You get cooling and dehumidification from the same process, which matters here more than the temperature numbers suggest.
August in the Lower Mainland is not Toronto humid, but a top-floor bedroom in a Vancouver house with no attic ventilation and a west exposure is genuinely miserable, and it is often the humidity as much as the heat. A mini-split head in that room fixes it in a way a portable unit never quite does.
Dehumidify or “dry” mode on the remote runs the compressor with a reduced fan speed to pull more moisture per unit of cooling. It is useful for a damp basement suite in shoulder season. It is not a substitute for fixing a moisture source. If a basement smells musty year-round, look for the water problem first, then dehumidify.
Set the fan to auto and leave the setpoint alone. Constantly chasing a comfortable temperature by jumping the setpoint five degrees fights the inverter logic and burns power. Also, resist very low setpoints. A big split between room air and coil temperature can push the coil toward freezing, especially with a dirty filter choking airflow. If the indoor unit ices up in July, the first two things we check are filter loading and airflow obstruction, before anything else.
Sizing: what a real load calculation looks at
Sizing by square footage is the single most common mistake, and it produces both failures: too small and it never satisfies, too large and it short-cycles, overshoots and dehumidifies poorly.
A proper heat loss and heat gain calculation looks at the building, not the floor area. Wall and attic insulation levels, which in a 1950s Burnaby bungalow may be almost nothing. Window area, glazing type and orientation, because a wall of west-facing single-pane glass in a Kitsilano living room changes the answer entirely. Air leakage, which in older stock is the dominant term. Ceiling height. Whether the space is above an unheated crawlspace. How many people are usually in it and what heat-producing equipment lives there.
Then the design conditions. Heating design temperature for your specific municipality, not a generic BC number, because Chilliwack and downtown Vancouver do not size the same. Cooling design conditions for the summer side.
Then the layout question, which sizing alone does not answer. One large head cannot heat rooms it cannot see. Doors, hallways and closed bedrooms block air movement, so a single oversized head in a hallway heats the hallway. Zone placement often matters more than total capacity.

Single-zone or multi-zone: how to actually decide
Single-zone means one outdoor unit paired to one indoor head. Multi-zone means one outdoor unit feeding several heads through a branch or multi-port arrangement.
Multi-zone looks obviously better on paper. One outdoor unit, one wall penetration cluster, one circuit, tidier exterior. In a strata or a house with limited yard space and a noise-sensitive neighbour, that is sometimes the deciding factor and it wins on those grounds alone.
But multi-zone has real behaviour you should understand before you commit. All heads share one compressor and one refrigerant circuit, so the system cannot heat one room while cooling another in most configurations. In shoulder season, when a west bedroom wants cooling and a north office wants heat on the same afternoon, someone loses. Also, when only one small head calls, the compressor must run at a low output that may sit near the bottom of its modulation range, which is less efficient than a matched single-zone doing the same job.
Single-zone systems modulate more comfortably, keep a failure isolated to one room, and are simpler to diagnose. The cost is more outdoor units, more wall penetrations, more circuits and more exterior clutter.
Our usual reasoning: if you are conditioning one or two problem rooms, single-zone each. If you are conditioning a whole floor with several similar rooms that will want the same mode at the same time, multi-zone earns its place. Site constraints, strata rules and panel capacity frequently override both.
Indoor unit styles and where they belong
Wall-mounted heads are the default. Mounted high, they throw air across the room and down. They work well in bedrooms, living rooms and open plans. The complaint we hear is aesthetic, and it is fair, so placement matters: high on an interior-facing wall, not directly over a bed, not aimed at a favourite chair.
Floor-mounted units sit low like a radiator. These are underrated in Vancouver character homes where the exterior walls are almost entirely windows and there is no clear high-wall real estate. They also suit rooms with sloped ceilings and anyone who dislikes cold floors, since heat rises from the source rather than being pushed down from ceiling height.
Ceiling cassettes recess into the ceiling and blow from multiple sides. They need a cavity above, so they are common in condos with a dropped ceiling section, in basements with an accessible joist bay, and in commercial spaces. They vanish visually, which is often the entire point.
Concealed ducted air handlers hide in a soffit or closet and feed a few short duct runs. Good for a bedroom wing off one hallway soffit.
Placement rules that apply to all of them: leave the manufacturer’s specified clearance around the unit, do not place it where furniture or curtains block return air, and think about the condensate route before you pick the spot. A head on a wall with no gravity drain path needs a condensate pump, which adds a component and a small hum.
Siting the outdoor unit: strata rules, noise and salt air
Where the outdoor unit goes is often the hardest part of a Lower Mainland install, and it is rarely a technical problem. It is a permissions and neighbours problem.
Strata first. In almost every strata, the exterior wall, the balcony slab and the roof are common property. Mounting anything to them, or coring a wall, generally requires written approval and often an alteration agreement that assigns responsibility for the penetration to the owner. Start that process before you book an install date, because council meets on its own schedule. Some buildings also restrict where a unit can sit on a balcony and prohibit anything visible from the street.
Noise next. Municipalities across Metro Vancouver have noise bylaws, and several have specific provisions for mechanical equipment measured at the property line, with tighter limits overnight. On the narrow side yards typical of Vancouver lots, the outdoor unit can end up a few metres from a neighbour’s bedroom window. Position it away from that window, use anti-vibration mounts, and consider a wall bracket versus a ground pad based on what reflects sound where.
Then the coast. Homes in White Rock, Tsawwassen, Steveston, West Vancouver and anywhere with regular salt spray see accelerated corrosion on outdoor coil fins and the cabinet. Ask about coil protection options for your model, rinse the coil with fresh water more often, and never mount the unit downwind of a pool or hot tub. Also keep it clear of snow accumulation and roof drip lines, and raise it enough that meltwater drains away rather than refreezing under the base.
What install day actually involves
A competent ductless install is quiet and methodical, and most of the quality lives in steps you never see.
The crew confirms the indoor location, mounts the backing plate level, and cores the wall on a slight downward slope to the outside so condensate cannot run back in. The line set, drain and control cable are bundled and fed through, then the head is hung.
Outside, the unit is set on a pad, stand or wall bracket, isolated on vibration mounts, with the manufacturer’s clearances respected on all sides so it can breathe. Refrigerant lines are cut square, deburred, and flared with a proper flaring tool. Flares get torqued to specification, not tightened by feel. Sloppy flares are the number one cause of slow leaks in ductless systems, and a slow leak is a service call two years later.
Then the part that separates good work from bad: pressure testing with dry nitrogen to check for leaks, followed by a deep vacuum on the line set to boil off moisture and non-condensables. That vacuum has to be pulled to the manufacturer’s requirement and hold, not simply run for a few minutes. Moisture left in the circuit causes acid formation and long-term compressor damage. Refrigerant handling is licensed, regulated work.
After that, the service valves are opened, refrigerant is adjusted for line length per the installation manual, condensate drainage is tested with water, the electrical is landed, and the system runs in both modes while the tech verifies operating pressures and temperature split. Ask to see the commissioning readings.
Electrical, permits and the paperwork nobody enjoys
A ductless system is an electrical appliance and the electrical side stops more Vancouver projects than the mechanical side does.
Most outdoor units need a dedicated circuit at a specific voltage and breaker size given in the installation manual, plus a disconnect within sight of the unit. On a house still running an older service panel, and there are many in East Vancouver and North Burnaby, there may simply be no spare capacity. That leads to a load calculation and, sometimes, a service upgrade, which is a separate scope with its own utility coordination and lead time. Find this out during the estimate, not on install day.
Permits vary by municipality. Electrical permits are generally required for the new circuit and are pulled by the licensed electrical contractor. Some municipalities also want a mechanical permit for the equipment. Strata buildings add their own alteration approval on top of anything the city wants.
Keep the paperwork. Rebate and incentive programs, including CleanBC and FortisBC offerings, change their requirements and eligibility rules regularly, and applications typically want the invoice, model and serial numbers, permit numbers and proof of a licensed installer. We are not going to quote you an amount, because those figures move and we do not guess at other organizations’ programs. Register the equipment warranty with the manufacturer within the window they specify. Missing that window can shorten coverage, and homeowners find out years later at the worst moment.
Pairing a mini-split with the gas heating you already have
Plenty of Fraser Valley homes already have a gas furnace and good ducts. Adding ductless does not mean tearing that out.
One common setup is a heat pump for most of the year with the gas furnace as the backup for cold snaps, sometimes controlled together as a dual-fuel arrangement. Another is simpler: keep the furnace running the ducted areas and add ductless heads only where the ducts never worked, a bonus room over a garage, a converted attic, a suite. That second approach solves a comfort complaint without touching the existing system at all.
If you are considering removing gas equipment entirely, understand what the removal involves. Decommissioning a gas appliance and capping a gas line is TSBC-certified gas fitting work with a permit, and the venting left behind matters. Pulling a furnace off a shared chimney flue can change the venting conditions for a gas water heater still using it, which is exactly the situation that leads to poor draft and combustion gases spilling into the house. That has to be evaluated, not assumed.
While any gas appliance remains in the home, keep working CO alarms on every level and outside sleeping areas, and have combustion appliances serviced by a licensed technician.
If you smell gas or a CO alarm sounds, do not investigate. Get everyone out of the house, then call the gas utility’s emergency line and a licensed technician from outside the building. Never bypass or reset a safety lockout to keep an appliance running.
The maintenance you can and should do yourself
Filters. That is most of it, and it is the job homeowners skip.
Each indoor head has washable mesh filters behind the front panel. Lift the panel, unclip them, vacuum the loose dust, rinse in lukewarm water, and let them dry completely before reinstalling. Wet filters back in the unit grow exactly what you would expect. Frequency depends on the house: monthly during heavy use in a home with pets, shedding carpet or nearby construction, every two to three months otherwise. If the airflow feels weak or the unit smells musty when it starts, the filter is overdue.
Some models also carry small additional filter cartridges or purifying elements behind the mesh. Those are replaceable rather than washable and their interval is in the owner’s manual. Check what your specific model uses.
Wipe the front panel and the visible blades of the horizontal louvre with a damp cloth. Do not spray anything into the unit, and do not attempt to clean the blower wheel or the evaporator coil yourself. The blower wheel is a fragile squirrel-cage part behind the coil, and getting to it means disassembly.
Outside, keep a clear zone around the condenser. Pull weeds, cut back cedar hedging, clear leaves out of the base, and in the cold months clear snow so the unit is not sitting in a drift and can drain during defrost. If you live near salt water, rinse the outdoor coil gently with fresh water from a garden hose a few times a year. Low pressure only, straight through the fins, never a pressure washer.
What a professional service visit covers, and reading a fault correctly
An annual visit is not a filter change. A technician checks operating refrigerant pressures and temperatures in the mode the weather allows, measures the temperature split across the indoor coil, and compares those to what the model should produce. That is how a slow leak or a restriction gets caught before the compressor pays for it.
The evaporator coil and blower wheel get inspected and, when loaded, professionally cleaned, which is a genuine job with the unit partly disassembled and a drain pan bib in place. The condensate pan and drain get flushed, because a slime-blocked drain is the classic cause of water dripping down a wall from a wall head. Electrical connections get checked for heat damage and tightness, the outdoor coil is cleaned and inspected for corrosion, fan bearings and vibration mounts get looked at, and the control board’s stored fault history gets pulled.
On faults: modern ductless systems announce problems by blinking indicator lights or displaying a code, and the code tells the technician which family of problem it is. Broad categories include refrigerant circuit and pressure faults, indoor or outdoor fan motor faults, sensor and thermistor faults, communication faults between indoor and outdoor units, drain and float switch faults, and electrical or inverter board faults. Meanings differ by brand, series, model and year.

Cost factors, repair versus replace, and how to get a straight answer
We do not publish prices, because a number without your house attached to it is meaningless and every homeowner who has been burned by a phone quote knows it.
What actually drives the cost of a ductless project: how many zones and their capacities; the efficiency tier and series you choose; line set length and routing difficulty, since a long run around a house or up two storeys is real labour; whether the outdoor unit sits on a simple pad or needs a wall bracket, a raised stand or roof work; electrical scope, from a straightforward circuit to a panel or service upgrade; permits and any strata alteration requirements; drywall and finishing repair; condensate pumps where gravity drainage is not available; and whether old equipment needs decommissioning.
On repair versus replace, the honest framing is age, failure type and parts availability. A sensor, a fan motor, a control board or a leaking flare on an otherwise sound system is usually a repair. A failed compressor on an older unit, or a leak in a coil that is no longer supported with parts, pushes toward replacement. Repeated refrigerant top-ups without finding the leak are not a repair strategy. They are a slow way to spend money and vent refrigerant.

Why does my outdoor unit steam and stop heating for a few minutes?
That is a defrost cycle and it is normal operation. Frost builds on the outdoor coil when it runs below freezing with moisture in the air, and our damp coastal winters produce a lot of moisture. The system briefly reverses to melt the frost, which produces steam and water off the outdoor unit, and the indoor fan usually pauses so it does not blow cool air at you. If it happens constantly, runs very long, or the unit stays iced afterward, book a service call.
Can I install a mini-split in my strata apartment?
Often yes, but you need written approval first. Exterior walls, balcony slabs and roofs are almost always common property, so mounting equipment or coring a wall requires strata council approval and usually an alteration agreement assigning responsibility for the penetration to you. Buildings may also restrict where the outdoor unit can sit and whether it can be visible from the street. How often should I clean the filters?

Water is dripping from my indoor wall unit. Is that serious?
It usually means the condensate drain is blocked, so water that should run outside is backing up in the pan and spilling over the front. Biofilm and dust build up in the drain line over time and it is one of the most common ductless service calls we get. Turn the unit off to stop more condensate forming, put a towel down, and book service. Clearing and flushing the drain properly, along with checking the pan slope and any condensate pump, is a technician job.
Are there rebates for installing a heat pump in BC?
Programs exist through CleanBC and FortisBC and sometimes through municipalities and BC Hydro, but eligibility rules, equipment requirements and amounts change, so we will not quote figures here.
