The damp does the rest. A furnace sitting in an unconditioned crawlspace with a bare dirt floor and no vapour barrier is breathing wet air for its whole life. You see it as surface rust on the burner box, a chalky bloom on sheet metal screws, and corroded flame-sensor rods that need cleaning far more often than the manual suggests. On older housing stock in East Vancouver and North Burnaby, the equipment closet also doubles as storage, so return air pulls in drywall dust, pet hair and renovation debris.
Add a filter nobody changed for two winters and you get the classic pattern: restricted airflow, high temperature rise, limit switch trips, and a heat exchanger cooking through thermal cycles it was never meant to see. That is the real lifespan variable. Two identical Bryant units, same year, same street, can be ten years apart in condition because of it.
Reading the manufacture date off the rating plate
Start with the door. On almost every Bryant gas furnace the rating plate is a metal or foil label inside the burner compartment, on the inner wall or on the back of the removable panel. Kill power at the furnace switch first, pop the door, and photograph the whole label with your phone flash on. You want the model number, the serial number and the input rating in one shot.
The serial number is the date carrier. Bryant has used more than one serial format across the decades, and the position of the week and year digits is not the same on a 1990s unit as on a recent one. Do not guess. Read the serial exactly as printed, including letters, and confirm the decode with Bryant’s own documentation for that series or with a technician who can look it up. A misread date can push you into replacing something that has years left, or trusting something that does not.
If the label is scorched, painted over or peeled, check the blower compartment. There is often a second sticker there, plus a paper wiring diagram tucked into a sleeve that may carry a print date. The blower housing and the control board itself frequently have their own date stamps, which give you a floor for the age even when the main plate is gone.
Dating a furnace when the label is gone
Labels vanish. Here is the evidence trail a tech follows instead, roughly in order of reliability.
Municipal permit records come first. Gas work in BC requires a permit and a TSBC-certified gas fitter, so a furnace replacement in Vancouver, Richmond, Langley or the Tri-Cities usually left a paper trail with the city or with Technical Safety BC. Many municipalities let a homeowner request permit history for their own address. That gives you an install date, not a manufacture date, but for a new unit they are close enough.
Second, look for the install sticker. Contractors put a service tag on the cabinet with a date and often a handwritten startup reading. Even a faded one narrows the decade.
Third, read the technology. A standing pilot with a millivolt system, a natural-draft flue into a masonry chimney, no plastic vent, and a belt-driven blower puts you in an older generation. A single plastic vent with an inducer and a hot-surface igniter is a mid-generation induced-draft design. Two plastic pipes, a condensate trap and a secondary heat exchanger means a condensing unit and a much later build.
Fourth, cross-check the rest of the house. Original ductwork, an old thermostat with two wires, and a chimney liner that was never installed all suggest the furnace came with the house rather than after it.
What the heat exchanger tells you, and how a tech checks it
The heat exchanger is the part that decides whether an old furnace stays in service. It is the steel wall between combustion gases and the air you breathe. When it fails, flue products can reach the supply air. That is a safety condemnation, not a repair discussion.
A proper inspection is not a flashlight glance. The tech pulls the burners or uses a borescope to see the primary exchanger’s inner surfaces, looks at the weld seams and the tight radius bends where stress concentrates, and checks the secondary coil on condensing units for the pinhole corrosion that acidic condensate causes over time. Then comes the dynamic part: watch the flames with the blower off, then energize the blower. Flame that rolls, lifts, changes colour or gets pushed sideways when air starts moving is a strong indicator of a breach. Combustion analysis in the flue, plus an ambient CO check in the supply plenum and at the registers, backs it up.
Order matters. Static visual first, then flame observation, then instrument readings, because each step tells you where to look next.
If a technician tells you the exchanger is cracked, ask to see it. A borescope photo or a video clip of flame disturbance is reasonable to expect. If you smell gas or a CO alarm sounds, leave the house first and call the gas utility and a licensed technician from outside.
Age bands: what typically comes due, and when
Failures cluster. In the first stretch of a furnace’s life, what you see is mostly commissioning issues that were never caught: a gas pressure never set at startup, a temperature rise outside the range on the rating plate, a condensate line pitched the wrong way. Those show up as nuisance lockouts rather than worn parts.
Through the middle years the consumables go. Hot-surface igniters are a wear item and eventually crack. Flame sensors foul with oxide and need cleaning, especially in damp spaces. Pressure switch hoses get brittle and split. Inducer motors start to whine before they seize. Capacitors drift out of tolerance and the blower gets lazy. None of that is unusual and none of it means the furnace is finished.
Later in life the expensive assemblies come into play: the control board, the gas valve, the blower motor, and eventually the exchanger itself. This is where the arithmetic changes. Two major assemblies in one season on an old cabinet is a different conversation than one igniter.
What matters more than any birthday is the trend. Write down every service call with a date and a part. Three calls in three winters, each on a different subsystem, is a furnace telling you it is done. One call every few years is a furnace with life left.
How maintenance history changes the answer
Two things extend a furnace’s usable life more than anything else, and both are unglamorous.
Airflow is the first. A filter that is too restrictive, too dirty, or the wrong depth for the cabinet starves the blower. Temperature rise climbs, the high-limit starts tripping, and the exchanger sees heat cycles it was designed to avoid. Check your filter monthly during heating season and replace on condition, not on a calendar. In homes with pets or an ongoing renovation, monthly replacement is not excessive. Also confirm every supply register is open and no return grille is behind furniture.
The second is the annual combustion service. A real tune-up includes cleaning the burners, cleaning the flame sensor, checking manifold pressure against the rating plate, measuring temperature rise, verifying the venting is intact and properly sloped, testing safeties, and running a combustion analysis. On condensing units it also means clearing the condensate trap and drain, which in our climate grows biological sludge and backs up into the pressure switch.
Homeowner jobs: filters, registers, keeping the area around the furnace clear, testing CO alarms, keeping outdoor intake and exhaust terminations free of leaves and snow. Not homeowner jobs: anything involving the gas train, the burners, the venting, or the exchanger. Gas work in BC requires TSBC certification for good reason.
End of life versus a fault worth fixing
Some symptoms are repairs wearing a scary costume. A furnace that lights, runs a minute, then shuts down and retries is usually a flame-sense or pressure-proving problem. Cold air from the registers at the start of a cycle is normal blower-delay behaviour. A loud startup bang often means delayed ignition from dirty burners, which is a service item but should be looked at promptly.
Other symptoms point at the end. Rust flakes or scale falling into the burner compartment. Water stains streaking down the inside of the cabinet from above. Soot around the burner ports. A flue pipe with a hole in it or a chimney liner that has separated. Yellow, lazy, rolling flames that do not settle. A CO alarm that sounds when the furnace runs and quiets when it stops. Any of these means stop using the appliance and get a licensed tech in.
The middle ground is the honest one: an old but sound furnace with an expensive part failing. Then it is a judgement call about how many good winters the rest of the cabinet has left, whether the blower is a modern efficient motor or an old fixed-speed one, whether replacement parts for that series are still readily available, and whether you were already planning to change the system for other reasons.
Planning a replacement on your schedule, not the furnace’s
The worst time to buy a furnace is the coldest week of January with no heat in the house. If your Bryant is in its later years and passed inspection this season, use the shoulder months to plan.
Start with the venting and the space. Moving from an older natural-draft furnace to a condensing unit changes everything downstream: you need a sidewall termination with proper clearances from windows, doors, decks and property lines, a condensate drain with somewhere legal to go, and often a chimney reline for an orphaned water heater that used to share the flue. In townhouses and strata buildings, termination location and noise can require approval, so check your bylaws early.
Then the ducts. Old gravity-conversion ductwork in a 1950s bungalow may be undersized for a modern high-static system. A proper heat loss calculation, not a rule of thumb, sizes the equipment. Oversizing is the single most common install mistake and it shortens equipment life through short cycling.
