The igniter fires, the gas valve opens, the flame sensor confirms combustion, and the fan modulates to keep the burn stable.

That sequence repeats every single time you draw hot water, and it runs in a fraction of a second. The important consequence: your Bosch is constantly modulating rather than sitting at one output. It happens when a previous draw leaves hot water sitting in the pipe between the heater and the fixture. You get that stored hot water first, then the cold that was behind it in the line, then finally water the heater has actively heated. Short draws in quick succession make it worse.

If the gas line needs upsizing across the house, the vent needs a new penetration through a strata wall requiring approval, and the electrical needs a dedicated circuit, you’re doing a lot of work to solve a problem a well-chosen tank might handle. That’s not a reason to say no — it’s a reason to know the full scope before deciding.

Strata properties add their own layer. Exterior vent penetrations usually need council approval, and some buildings restrict what can be altered on the building envelope entirely. Get that answer before ordering equipment, not after.

High simultaneous demand with a tight budget often points to a tank or a hybrid arrangement instead. And homes where nobody is going to remember annual service will get more forgiving years out of a tank.

It’s a lab-derived number produced under a standardized draw pattern, and units are grouped into draw-pattern bins so you compare like with like. For the actual rating on any specific Bosch model, look it up on that model’s spec sheet or in the manufacturer’s published listing. Most Bosch tankless units include internal freeze protection that uses the unit’s own electrical supply to keep internal waterways above freezing. Two things follow from that. First, the unit must stay powered through cold weather — unplugging it or leaving the breaker off during a vacation in January is how heat exchangers split. Second, freeze protection covers the inside of the appliance, not your exposed piping.

That distinction matters in the Fraser Valley and in outdoor or garage installations. Abbotsford, Chilliwack and the eastern Valley get harder freezes and more outflow wind than the coast does, and pipe that’s fine in Vancouver can freeze in Langley on the same night. Salt air, garages, and where not to mount the unit

Homes near the water in Tsawwassen, White Rock, Steveston and along the North Shore get measurably more salt in the air than inland Surrey does, and salt is unkind to metal. On a tankless install, the exposures that matter are the vent termination hardware, the intake screen, and any exterior piping. Stainless components handle it better than plated steel. Inspect terminations more often on waterfront properties — corroded or partially blocked intake screens choke combustion air and cause exactly the lazy-flame lockouts people misdiagnose as control board failures.

Garage installations bring a separate issue: airborne contaminants. Chlorinated and fluorinated compounds from solvents, aerosols, pool chemicals and some cleaning products get pulled into a combustion-air stream and become corrosive acids inside the heat exchanger. If a unit draws air from a garage or workshop, direct-venting it with a dedicated outside air intake is the right answer. Storing chemicals somewhere else is the cheap answer.

Also avoid: mounting where the vent terminates under a deck, into a light well, into an enclosed side-yard corridor between houses, or where exhaust plume crosses a neighbouring window. Those create both nuisance complaints and recirculation problems.
