The question almost always arrives the same way. Someone notices a rust ring on the garage floor, or a neighbour’s tank lets go and floods a finished basement, and suddenly they want to know how old the thing in the corner actually is.
Good news: your Ruud unit knows. The answer is stamped on a plate on the side of the jacket, usually at eye level or just below, and the serial number carries the manufacture date in it. Five minutes with a phone flashlight and you have a real number instead of a guess.
What that number means is the more interesting part. Age alone does not condemn a water heater, and we have pulled fifteen-year-old tanks out of Coquitlam houses that still had a decent anode rod in them. We have also replaced eight-year-old units that sat in a wet crawlspace with no drain pan and never got looked at once. What actually kills a water heater, and it isn’t the calendar
A steel tank water heater dies from corrosion, full stop. The tank is steel with a glass lining, and that lining always has microscopic gaps. Water finds them. The only thing standing between the water and the steel is a sacrificial anode rod, which corrodes on purpose so the tank does not. When the anode is consumed, the tank starts its own countdown, and once the steel perforates there is no repair — you replace the unit.
Tankless units are a different machine with a different failure mode. There is no tank to rust through. What wears is the heat exchanger, the fan, the flow sensor, the gas valve and the board, and most of those are individually replaceable. That is why a maintained tankless unit routinely outlives two tank heaters, and why neglect shows up as declining performance rather than a sudden flood.
Electric tanks sit in between. Same corrosion story on the tank, but elements and thermostats are consumable parts that get replaced two or three times over the life of the unit without touching the tank itself.
So when someone asks how long a Ruud water heater lasts, the honest answer is that the equipment sets a range and the installation and maintenance decide where inside that range you land. A tank flushed yearly with an anode replaced once will comfortably outlast an identical unit that was installed and forgotten.
Finding the rating plate and reading the manufacture date
The rating plate is a metal or foil label on the side of the jacket. On gas tank models it is usually on the front or the side above the burner access door. On tankless units it is on the side or bottom of the case. On electric tanks, look near the upper access panel. If the heater is boxed into a closet, the plate is often facing the wall — a phone camera held sideways with the flash on will get you a readable photo without dismantling anything.
You are after two things: the model number and the serial number. Some plates also print a manufacture date outright, which saves you the decoding step entirely, so read the whole plate before assuming you need to decode.
If the date is not printed, the serial number carries it. Manufacturers encode month and year into the serial in a fixed position, and the scheme differs between product families and eras. Do not guess from a random chart you found — confirm the decoding through Ruud’s own serial number lookup or by calling the manufacturer with your model and serial in hand. That is a five-minute confirmation that avoids a five-year error.
No readable plate at all? Two fallbacks. The original installation permit through your municipality, and the plumbing contractor’s sticker that is often stuck to the tank or the nearby wall.
The anode rod: the one part that decides how long a tank lasts
If you do one thing to extend a tank water heater’s life in this region, it is checking the anode rod. It threads into the top of the tank, sometimes under a hex cap in the insulation, sometimes combined with the hot outlet nipple on units where headroom is tight.
Inspection is straightforward for a technician: shut off the gas or power, shut the cold supply, relieve pressure, back the rod out and look at it. A healthy rod still has substantial material around its core wire. A spent rod is a bare steel wire with a few crumbs of magnesium or aluminum clinging to it. Once you see bare wire, the tank has been unprotected for some time already.
Timing depends on your water and your temperature setting, but a check somewhere around the four-to-six-year mark tells you a lot, and replacing a consumed rod before the tank starts corroding is dramatically cheaper than replacing the tank.
Two local wrinkles. Homes on Fraser Valley wells with different water chemistry can chew through a rod faster than a home on treated municipal supply. And a rotten-egg smell in the hot water is often an anode-and-bacteria interaction rather than a plumbing problem — the fix involves the rod type, not the pipes. Headroom above the tank matters too, since a full-length rod needs clearance to withdraw; low crawlspaces often need a segmented rod.
Sediment, sludge and what our local water actually does to tanks
There is a common assumption that hard water scale is the enemy here. On treated Metro Vancouver supply, it largely is not — the regional water is soft and low in dissolved minerals, so the classic thick scale crust you would fight in a prairie city is not the main story on the coast.
What we do find is sediment and sludge in the bottom of tanks. Fine particulate, pipe debris, and material stirred up by water main work or a new service line settles out and forms a layer over the tank bottom. On a gas unit that layer sits directly between the burner and the water, so it insulates, drives up burner run time, and creates hot spots on the tank steel. Popping and rumbling during a heating cycle is that layer trapping steam bubbles underneath.
A yearly drain and flush clears it. It is genuinely a homeowner-capable job on an accessible unit — hose on the drain valve, cold supply off, run it until clear — with two cautions: old plastic drain valves crack or fail to reseat, and a tank that has never been flushed in twelve years can dump enough debris to jam that valve open. If yours has never been done and it is aging, have it done as part of a service call.
Properties on private wells in Langley, Abbotsford and Mission are a separate case, and there scale and iron can absolutely be the driver.
What each age bracket actually implies
Zero to five years. The unit should perform like new. Faults in this window are almost always a component or an installation issue, not wear, and repair is nearly always the right call. This is also the window where the original workmanship and warranty registration matter — check your own paperwork and the manufacturer’s terms rather than assuming coverage.
Six to nine years. Still solidly in service life, but this is when a first anode inspection pays for itself and when a never-flushed tank starts announcing itself with rumbling and slower recovery. Repairs remain sensible. Start budgeting.
Ten to twelve years. The decision zone. The tank is inside the range where perforation becomes realistic, and any significant repair needs to be weighed against putting that money toward a replacement. If the unit is above a finished space, this is where a planned swap beats an unplanned one by a wide margin.
Thirteen years and beyond. Every day is bonus time. Corrosion is cumulative and invisible until it is not. We are not saying it will fail tomorrow — we are saying you should choose the timing rather than letting the tank choose it at 2 a.m.
Tankless runs on a longer clock. A maintained unit stays economically repairable well past the point where a tank would be gone, because the failing parts are replaceable.
Warning signs that a tank is near the end
Rust-coloured water from the hot side only, especially first thing in the morning after the water has sat, is the one that should get your attention. Run the cold tap at the same fixture to confirm it is hot-side specific. Colour on the hot side alone points at the tank interior or the anode, not the municipal supply.
Moisture at the base of the jacket. Not a puddle — the early stage is a damp ring, a chalky mineral crust at the seam, or rust bleeding down from under the jacket. Check with a dry paper towel on the floor around the base and look again in a day.
Popping, rumbling or kettling on every heat cycle. Sediment, and on an older unit it usually means it has been accumulating for years.
Recovery that keeps getting slower. Two showers used to work; now the second one runs cold. On a gas unit that can be burner or sediment; on electric it is often a failed lower element.
A relief valve that weeps or discharges repeatedly. That is either overheating or thermal expansion pressure, and both need diagnosis, not a new valve.

Installation factors that shorten or extend life in local homes
Where the unit lives matters as much as what it is. Unconditioned crawlspaces under older Vancouver and New Westminster houses stay damp year-round, and constant humidity attacks the jacket, the burner assembly and every electrical connection. Garage installs near the water — parts of Richmond, Steveston, the North Shore, White Rock — get salt-laden air through an open door and corrode faster than the same unit in a dry basement.
A drain pan plumbed to a drain does not extend the heater’s life, but it decides whether the eventual failure is an inconvenience or a flooring claim. If your tank sits above finished space and has no pan, fix that before you fix anything else.
Thermal expansion is the quiet one. Many newer Metro Vancouver services have a backflow preventer or check valve at the meter, which makes the plumbing a closed system. Heated water then has nowhere to expand, pressure spikes on every cycle, and that stresses the tank and cycles the relief valve. A properly sized expansion tank solves it.

Annual flushing keeps that layer from building. It will not save a tank whose anode rod is long gone, though. Flushing and anode inspection go together — one manages sediment, the other manages the corrosion that actually ends the tank’s life.
Is Vancouver water hard enough to wreck a water heater?
Treated Metro Vancouver supply is soft and low in dissolved minerals, so the heavy scale crust common in hard-water regions is not the main driver here.
