Most furnace failures we get called out for in December were visible in September. A flame sensor coated in white oxide. A condensate trap half full of sludge. A pressure switch hose with a pinhole. None of those announce themselves until the furnace locks out at 5 a.m. with the house at fourteen degrees.
Annual maintenance is not a marketing package. It is a set of specific measurements and cleaning steps that catch those things while they are still cheap and while you are not cold. On a Ruud gas furnace the list is fairly consistent regardless of model, because the failure modes are consistent.

Why annual service is not optional on a gas furnace
A gas furnace does two jobs at once: it burns fuel, and it keeps the products of that burn separated from the air you breathe. The heat exchanger is the wall between those two streams. Everything in a maintenance visit either protects that wall or verifies it is still intact.
Dirt is the mechanism behind most of it. A restricted filter or undersized return starves the blower, which drops airflow across the heat exchanger, which raises its temperature, which stresses the metal and shortens its life. Burners that have picked up lint and rust flakes burn less cleanly, which sooted surfaces make worse, which restricts flow further. It compounds.
The safety controls are the other half. Pressure switches confirm the inducer is actually pulling combustion air. Limit switches shut the gas off if the heat exchanger gets too hot. Flame sensors confirm the burner actually lit before more gas flows. Rollout switches catch flames coming out the front. Every one of those is a device that must fail in the correct direction, and every one can drift, corrode or clog over years in a humid crawlspace.
There is a paperwork angle too. Manufacturer warranty terms commonly reference proper maintenance, and terms vary by model and registration, so confirm your own coverage with Ruud rather than assuming. Keeping dated service invoices costs nothing and settles the question if it ever comes up. The combustion side: burners, igniter, flame sensor, gas train
This is the part of the visit that a homeowner cannot do, and should not attempt. Opening the burner compartment and disturbing the gas train is TSBC-certified work in British Columbia.
The technician isolates gas and power, then pulls or accesses the burner assembly to inspect it. Burner ports get cleaned of lint, dust and any rust flakes that have dropped from above. On Ruud furnaces the flame sensor is a slim metal rod sitting in the flame path; over a season it builds a thin oxide film that blocks the microamp signal the control board needs to prove flame. It gets cleaned with a fine abrasive pad, never sandpaper that leaves grit, and then the actual flame-rectification current gets measured and compared against the control’s threshold. A reading that is barely passing today is a no-heat call in February.
The hot surface igniter is inspected for cracks and hairline fractures and its resistance is checked. Igniters are consumables and it is normal to replace one on schedule rather than wait.
The gas train gets a leak check at the fittings with proper solution or a detector, manifold pressure is verified against the rating plate, and the gas valve operation is observed through a full cycle.
Then the flame itself. A healthy flame is crisp, blue, stable, and sits where it belongs. Lifting flames, yellow tips, flames that shift when the blower engages, or any sign of rollout means the technician stops and investigates rather than buttoning it up.
The airflow side: blower, filter, static pressure and ductwork
Airflow is where most comfort complaints actually live, and it is measured, not guessed. The technician puts probes on both sides of the air handler and reads total external static pressure, then compares it against what the furnace is rated to work against. High static means the blower is fighting the duct system, and that shows up as noise, poor room-to-room balance, high limit trips and premature blower failure.
The usual culprits in Lower Mainland homes are a return that was undersized when the furnace was upgraded, a filter rack that got fitted with a very high-MERV filter without checking the pressure drop, closed or blocked registers, crushed flex duct in a crawlspace, and dampers left where someone set them in 2008.
The blower wheel itself gets inspected. Dust builds up on the leading edge of each blade and gradually destroys the wheel’s ability to move air; a heavily loaded wheel can lose a significant fraction of its capacity while looking fine at a glance. If it needs cleaning, that means pulling the assembly, which is a separate job from a basic tune-up and should be quoted as such.
Bearings, motor amperage against the nameplate, the run capacitor’s measured capacitance, and belt condition on older belt-drive units all get checked. Capacitors drift low as they age and a weak one makes a motor run hot.
On variable-speed and ECM-equipped units, the technician verifies the programmed airflow settings actually match the installed system rather than whatever the factory default was.
Venting, condensate and the damp-crawlspace problem
High-efficiency Ruud furnaces produce acidic condensate, and that water has to get out. In this region the condensate side causes more nuisance shutdowns than anything else, because damp, cool crawlspaces encourage biological growth in traps and drain lines. A slow-draining trap backs water into the pressure switch circuit and the furnace locks out. Then it drains a little, restarts, and locks out again. Homeowners describe it as “it works sometimes.”
Maintenance means physically removing and flushing the trap, clearing the drain line, checking that the line runs downhill the whole way with no bellies, verifying the condensate pump if there is one, and confirming any neutralizer is not exhausted.
Venting gets inspected end to end. On PVC or polypropylene venting the technician checks joints, slope back toward the furnace, support spacing, and the termination outside: correct clearance from windows, doors and the gas meter, and screening intact. In coastal BC the outdoor terminations collect moss, spider webs and, in some neighbourhoods, wasp nests. A partially blocked intake starves combustion.
On older mid-efficiency units vented into a chimney or B-vent, the technician checks for backdrafting, verifies draft with the house in worst-case depressurization if the situation warrants it, and looks at the liner condition. Bath fans, range hoods and dryers all compete for air in a tightened home.
Corrosion on the inducer housing, rust streaks under the furnace, or standing water in the cabinet all get flagged as structural findings, not cosmetic ones.
Electrical, controls and combustion measurement
The control board is checked for corrosion, heat-stressed components and burnt connector pins, which is a common finding in furnaces that live in humid spaces. Any stored fault codes get read off the diagnostic LED. Codes are useful history, but their meanings vary by brand, model and production year, so the technician reads the exact code off your unit and verifies it against the legend printed inside the cabinet door or that model’s own manual rather than assuming.
Wiring gets a physical check. Loose low-voltage screws at the board and thermostat, chewed insulation from rodents in crawlspaces, and grounding continuity all matter. A poor ground can make a flame-rectification circuit read erratically, which produces intermittent lockouts that look like a bad sensor but are not.
The transformer output, limit switch continuity, rollout switch continuity and pressure switch operation are each verified, and the technician confirms the switches open and close at the right points instead of just checking that the furnace runs.
Then combustion analysis. A calibrated analyzer probe in the flue reads oxygen, carbon monoxide and flue temperature during a stable run. Those numbers are the single most useful data point on the whole visit, because they tell you whether the furnace is burning correctly and give a baseline to compare against next year. A rising CO reading year over year on the same unit is a signal worth acting on.
Finally, the thermostat: correct configuration for the equipment type, accurate temperature reading, and staging behaviour on multi-stage units.
What you should do yourself between visits
Filters. That is the big one, and it is genuinely yours. Check a one-inch filter monthly during heating season and change it when it looks loaded, which in a home with pets or a construction site nearby can be every month. Four- and five-inch media filters last longer but still need a schedule, usually seasonal. Note the size on the frame and buy in advance so you are never tempted to run without one. Do not jump to the highest MERV rating available without checking that your system can breathe through it.
Keep the area around the furnace clear. Nothing stored against the cabinet, nothing blocking the combustion air path, no laundry hung near burners, no paint thinner or pool chemicals in the same room, since chlorinated vapours corrode heat exchangers.
Walk your registers and returns before winter. Open them, clear furniture off them, and pull the rug back off the return grille.
Outside, check your vent terminations after storms and during moss season. Clear leaves, moss and nests from the intake and exhaust, and after snow, make sure neither is buried.
Test your CO alarms and smoke alarms, and make sure you have a CO alarm on every level with sleeping areas. Replace them per the manufacturer’s expiry date; they do age out.
Listen and pay attention. New noises, a burning smell that does not fade after the first firing of the season, short cycling, or a furnace running longer than it used to are all worth a call rather than a wait.
Timing, frequency and what to expect from a visit
Book in late summer or early autumn. September and October are the right window: the furnace has been idle since spring, dust has settled in it, and you want any needed parts ordered before the first cold week. Everyone in the Lower Mainland calls at once when the temperature drops, and that is exactly when parts lead times stretch.
Once a year is right for most homes. Twice a year is worth considering if the furnace sits in a wet crawlspace, if you have multiple shedding pets, if the home is being renovated, or if the unit is past fifteen years and you want closer monitoring. Newly installed equipment still needs its first-year service; new does not mean immune, and it establishes your baseline readings.
A thorough visit on a single furnace runs roughly sixty to ninety minutes. Faster than that and something on the list got skipped. Longer usually means the technician found something and is investigating properly.
What you should receive afterwards is a written record: measured combustion numbers, static pressure, capacitor readings, flame-sensor microamps, filter size, anything replaced, and a clear statement of any safety concern. That document is what makes next year’s visit meaningful, because trends matter more than single readings.

Why does my high-efficiency furnace keep shutting off and restarting?
Short cycling with repeated lockouts often traces to the condensate side in this climate. A trap or drain line clogged with biofilm backs water into the pressure switch circuit, the furnace locks out, drains slightly, restarts and locks out again. Restricted airflow from a loaded filter and blocked vent terminations produce similar behaviour. All three need diagnosis, not repeated resets.
