Cottonwood fluff in early summer is a regional specialty and it mats onto the coil face like felt. The technician clears the debris out of the base pan and checks that the drain openings in the pan are clear so water is not standing on the metal year-round.
The coil gets cleaned properly, from the inside out, so the dirt is pushed back the way it came rather than driven deeper into the fins. Heavily fouled coils may need a purpose-made coil cleaner rather than water alone. Bent fins get combed straight where practical, because flattened fin sections block airflow permanently.
The fan motor and blade get inspected: shaft play, bearing noise, blade balance, and secure mounting. An out-of-balance blade wears the motor bearings and eventually cracks a mount.
The unit’s level and pad condition matter more than people expect. Pads settle in our soft, wet ground. A condenser tilted enough to matter puts strain on line-set connections and can affect oil return.
Finally, clearance. Three feet of open space around the unit, nothing tightly overhanging, and no roof runoff dumping directly onto the cabinet. A tech will tell you to cut the hedge back. Cut the hedge back.
The indoor half nobody thinks about
The evaporator coil sits inside your furnace or air handler plenum and it does half the work. It is also the half homeowners never see, which is exactly why it causes problems.
A technician checks the coil face for dust matting, which is a direct record of filter neglect. A blanket of dust on the coil face insulates it, drops capacity, and raises the risk of freezing. Cleaning a coil in place is fiddly work; in bad cases it has to come out of the plenum, which is why keeping it clean is worth so much more than cleaning it later.
The condensate drain is the second focus and the most common source of water damage calls. The coil pulls moisture out of the air, which drains away through a trapped line. The run capacitor is the usual suspect. It stores and delivers the electrical kick that gets the compressor and fan motor turning. Capacitors degrade slowly and lose capacity over years. Refrigerant: what gets measured and what it means
Refrigerant is not consumed. A sealed system does not “use up” refrigerant the way an engine uses oil. If it is low, it leaked, and topping it up without finding the leak just funds the same visit again next year.
What a technician does is measure. Suction and liquid pressures, superheat and subcooling, and the temperature split across the indoor coil, all read with the system running and stabilized and interpreted against the actual indoor and outdoor conditions at the time. Those numbers together describe whether the charge is correct and whether the metering device and airflow are doing their jobs. A single pressure reading in isolation means very little.
If the numbers point to a low charge, the correct sequence is leak location first. That may involve electronic leak detection, ultraviolet dye, or a nitrogen pressure test depending on the situation. The plate on your outdoor unit names the refrigerant the system was built for — read it, because older refrigerants have been phased down and that changes both availability and the economics of any repair.
