Quick answer: A Rheem water heater is sized by your peak-hour hot water demand and the temperature rise it must deliver, not by the capacity printed on your old tank. For storage models that means matching first-hour rating and recovery to your busiest hour; for tankless it means matching flow rate at the winter temperature rise of Lower Mainland water. The most common sizing method in Metro Vancouver is to read the number on the failed tank and buy the same one again. It works often enough that nobody questions it, and fails badly when the household changed, the fixtures changed, or the original was wrong to begin with.

Sizing is not about a tank number. It is about one specific hour — the worst hour of your week, usually a winter weekday morning with showers stacked back to back and the dishwasher running.

A Rheem unit that carries that hour will feel fine every other hour of the year. One that does not will get blamed for a defect it does not have. Below is how the calculation actually runs, and where Lower Mainland conditions change the answer.

Peak hour, not average day: what the calculation is really measuring

Nobody runs out of hot water because of their daily average. They run out at 7:15 on a Tuesday when three people shower in sequence and someone starts a load of laundry.

So the first thing we build is a peak-hour profile. Not a guess — a count. How many showers, how long, back to back or spread out. Whether anyone takes baths, and whether that includes a deep soaker tub, because a single tub fill can consume more hot water than several showers. Whether the dishwasher and washing machine run during that same window or overnight. Whether there is a secondary suite, which is extremely common in Vancouver and Burnaby housing stock and routinely gets left out of the conversation.

Then we look at fixtures. Low-flow shower heads change the arithmetic significantly. A rain head or a multi-head shower does the opposite, and homeowners who renovated a bathroom last year and started running short of hot water this year usually have their answer right there.

Finally we ask about the near future. A tank installed today should still fit the household in eight or ten years. A family with a nine-year-old is a different household by the time that unit is halfway through its life.

That profile, expressed as litres of hot water in the busiest hour, is the number everything else gets matched against.

First-hour rating, tank volume and recovery on a storage Rheem

Three numbers describe a storage water heater, and only one of them is the one people quote.

Tank volume is how much hot water it holds. On its own it tells you very little, because a tank both stores and reheats simultaneously during a long draw.

Recovery rate is how quickly the burner or elements can bring incoming cold water up to setpoint. A gas unit with a strong burner recovers faster than an electric resistance unit of the same volume, which is why a smaller gas tank can outperform a larger electric one during a long morning.

First-hour rating is the number that actually matters. It combines the stored volume with the recovery achieved during that same hour — the total hot water the unit can deliver from a fully heated start over sixty minutes. That is the figure you compare directly against your peak-hour profile.

Every Rheem model publishes its own first-hour rating on its spec sheet. Look up your candidate model rather than relying on a rule of thumb, because it varies by fuel, burner and configuration within the same tank size.

One extra note on heat pump water heaters: their recovery in heat pump mode is slower than a gas burner, so the stored volume carries more of the load. They are frequently specified in a larger capacity than the gas tank they replace, for exactly that reason. That is not upselling, it is physics.

Sizing a tankless Rheem is a flow-and-temperature-rise problem

Tankless units are not rated in litres of storage. They are rated by how much flow they can raise by a given number of degrees. Those two numbers trade against each other continuously: the bigger the temperature rise required, the less flow the unit can deliver.

This is where Lower Mainland water quietly wrecks undersized installations. Our incoming water is cold, and coldest exactly when demand peaks in winter. A unit sized against summer inlet temperature will deliver noticeably less simultaneous flow in January. Homeowners describe it as the shower going weak whenever the kitchen tap runs.

So the sizing question becomes concrete: which fixtures do you genuinely need running at once, at what combined flow, at the coldest inlet temperature of the year? Two showers at once is a different unit than one shower plus a hand basin.

There is also a minimum activation flow. Open a tap barely and the unit may not fire at all, which is why a trickle from a bathroom faucet can run cold on an otherwise healthy tankless system.

And tankless brings a second constraint people underestimate: gas demand. A tankless unit fires hard and briefly, so its instantaneous gas requirement is far higher than a storage tank’s — which leads directly into the next section.

Gas supply, meter and line sizing — the constraint that kills bad installs

This is the single most common reason a correctly chosen Rheem tankless underperforms in an older Lower Mainland home. The unit is fine. The gas cannot get to it.

A storage tank sips gas over a long burn. A tankless unit demands a large volume in short bursts. If the existing gas line was sized decades ago for a furnace, a small tank and a range, dropping a high-input tankless on the end of it starves the burner. The result is a unit that modulates down, throws pressure or flame faults, or simply cannot hold output temperature under load.

Proper sizing means calculating total connected gas load across every appliance in the house, checking the length and diameter of every run from the meter, accounting for elbows and fittings, and confirming the meter itself can supply the total. Sometimes the fix is a larger branch line. Sometimes it is a meter upgrade coordinated with the gas utility, which takes time and has to be scheduled into the project rather than discovered on install day.

In British Columbia all of this is regulated work. Gas fitting requires TSBC certification and the installation requires a permit through your municipality. There is no legitimate homeowner path here, and an uncertified gas install is both a safety hazard and a problem the day you sell the house.

Electrical capacity and air volume for a heat pump water heater

Heat pump water heaters have become a serious option in Metro Vancouver, and they bring their own sizing constraints that have nothing to do with hot water volume.

Electrical first. The unit needs a dedicated circuit sized to the manufacturer’s requirement, and in older homes the panel is frequently the binding constraint. A house already carrying an electric range, a heat pump for space heating and an EV charger may need a service or panel evaluation before a water heater conversation is even meaningful. That evaluation belongs at the start of the project, not after equipment is ordered.

Second, air. The unit extracts heat from the surrounding air, so it needs a minimum volume of air around it — manufacturers publish a required room volume, or alternatively allow ducting to and from the space. Tucked in a sealed mechanical closet with no ducting, it will starve and fall back on backup elements.

Third, it blows cool, dehumidified air out. In a Vancouver basement that can be a benefit in summer and a nuisance in winter. Placement matters.

Fourth, condensate. It produces water and needs a drain or a condensate pump routed somewhere legitimate.

Fifth, noise. It has a compressor and a fan, and it is audible. Beside a bedroom wall in a townhouse, that becomes a complaint. In stratas, check the bylaws before committing to a location.

Venting and location limits in older Vancouver housing stock

A large share of homes across Vancouver, New Westminster and the older parts of Surrey were built with an atmospheric-vent water heater sharing a masonry or metal chimney with the furnace. Then the furnace got replaced with a high-efficiency condensing unit that vents out the side wall in plastic, and the water heater was left as the only appliance on that old chimney.

That is called an orphaned water heater, and it is a real venting problem, not a theoretical one. A flue sized for two appliances is oversized for one. The gases cool, drafting weakens, and you get condensation inside the chimney and a genuine risk of spillage into the home.

So when we size a replacement, venting is examined at the same time as capacity. Options usually come down to relining the chimney to the right size, moving to a power-vented or condensing unit that vents through a wall, or switching to an electric or heat pump unit and abandoning the flue entirely.

Each of those has knock-on requirements: a side-wall vent has clearance rules relative to windows, doors, property lines and mechanical intakes, which matters a lot on narrow Vancouver lots. Condensing appliances need a condensate drain. Combustion air supply for the space has to be verified.

None of this shows up on a spec sheet. It shows up when someone stands in your basement and looks.

Space, access, seismic and strata realities

Capacity on paper is useless if the unit cannot get into the house or legally sit where you want it.

Measure the path, not just the room. Older Vancouver homes have narrow basement stairs with tight turns, low crawlspace hatches and mechanical rooms built around the equipment that is already in them. A taller, wider heat pump water heater does not always fit where a slim gas tank fits.

Clearances are code, not preference. Combustion appliances need service clearances and combustion air. Anything in a garage has specific requirements about ignition source height and protection from vehicle impact.

Seismic strapping is required in British Columbia. Tanks get strapped, properly, to structure — not to drywall.

Drainage matters more than most homeowners expect. A tank on an upper floor or above finished space needs a drain pan and a route for that pan to discharge safely. The temperature and pressure relief valve needs a discharge line terminated correctly. These are the details that turn a leak into a nuisance instead of a ceiling replacement.

In stratas and townhouses, add bylaw approval, common-property access, and often a restriction on where an outdoor vent or a noisy compressor can go. Get written approval before scheduling. A sized-and-ordered unit that the strata council rejects on install morning is a bad day for everyone.

Why a written load calculation beats matching the old tank

Both errors cost you, in different currencies.

Undersize it and you get cold showers, a unit running flat out every morning, and a household that treats hot water as a scarce resource. You will also shorten the equipment’s life, because constant maximum-duty operation is harder on a burner, elements and a tank than intermittent operation.

Oversize it and you pay for capacity you never touch — a larger tank standing by all day, or a tankless unit spending more of its life in short inefficient bursts. On heat pump models, oversizing also means a larger footprint and more noise in a space that may not have room for either.

The written assessment exists so the reasoning is visible. It should state your peak-hour demand and how it was arrived at, the design temperature rise, the specific model and its published first-hour rating or flow capacity, the gas load calculation or electrical requirement, the venting approach, and the permit path. If a quote gives you a capacity and a price and nothing else, you have no way to check whether anyone did the work.

Frequently Asked Questions

Can I just replace my old tank with the same size?

Sometimes, but only if the household and fixtures have not changed and the original was correctly sized. Renovated bathrooms, added occupants, a new suite or a deep soaker tub all shift your peak-hour demand. A same-size swap also skips the venting and gas-supply review that a replacement is the natural moment to do. Have the peak hour recalculated even if you end up choosing the same capacity.

Why does my tankless unit slow down in winter?

Because incoming Lower Mainland water is much colder in winter, and a tankless unit trades flow against temperature rise. To hold your delivery temperature with a bigger rise required, it reduces the flow it can heat. That reads as weaker pressure, especially when two fixtures run at once. It is normal behaviour, and it is why tankless units must be sized to winter inlet conditions, not summer.

Do I need a bigger tank if I switch to a heat pump water heater?

Frequently yes. Heat pump water heaters recover more slowly in heat pump mode than a gas burner does, so more of your peak hour has to come from stored volume rather than fast reheating. Sizing up compensates. That larger unit also needs more physical space, sufficient surrounding air volume or ducting, a dedicated circuit and a condensate route, which is why placement gets decided alongside capacity.

Does a water heater replacement need a permit in Metro Vancouver?

Requirements are set by your municipality, and gas work in British Columbia additionally requires a TSBC-certified gas fitter. Permits and inspection protect you at resale and on any insurance question later. A licensed contractor should handle the permit as part of the job and tell you plainly which authority is involved. Confirm the specific requirements for your municipality before work begins.

What is an orphaned water heater and why does it matter for sizing?

It is a gas water heater left as the only appliance on a chimney that was originally sized for it plus a furnace. With the furnace now side-wall vented, the oversized flue drafts poorly, gases cool, and condensation or spillage becomes a real risk. It changes which replacement options are safe, so venting has to be assessed at the same time as capacity, not afterward.
