Sound is diagnostic information. A water heater that has run quietly for six years and suddenly starts popping every time the burner fires is telling you something specific changed, and the character of the noise narrows it down fast.
Most calls we take in Surrey, Langley and East Vancouver about tank noise turn out to be one of four families: thermal, mechanical, flow, or combustion. Each sounds different and each has a different urgency. Popping is annoying. A rumbling gas burner with soot around the access panel is not.
What follows is how a technician sorts the sounds — what to listen for, when it started, whether it tracks the burner cycle or the tap, and what that combination generally indicates. Listen first: when the noise happens tells you more than what it sounds like
Before you identify the sound, time it. Does it start when the burner ignites or an element energizes? Does it only happen when someone opens a hot tap? Does it continue after everything is off? Does it track the furnace or another appliance entirely?
A noise that begins shortly after heating starts and fades once the tank reaches setpoint is thermal — something in the tank is reacting to heat. Sediment, expansion of the steel shell, scale on an element. A noise that only appears with flow is hydraulic — a valve, a pressure issue, a pipe reacting to velocity. A noise that runs constantly regardless of heating or flow is usually mechanical or electrical.
Stand next to the tank and put a hand flat on the jacket while it heats. Vibration you can feel through the shell is coming from inside. Vibration you feel in the piping but not the shell is coming from the plumbing. That single test separates half the cases.
Also note whether the sound is new. A tank that has always ticked a little as it heats is doing thermal expansion, which is normal. A tank that developed a new noise last month changed state, and change is the thing worth investigating. Write down when it started and what you’d changed — a new fixture, a repressurized system, a recent shutoff — because that context frequently identifies the cause outright.
Banging and popping: sediment and steam collapse
This is the most common tank noise by a wide margin. Sediment settles on the bottom of the tank over years — on soft Metro Vancouver water it’s fine grit and organic residue rather than heavy mineral scale, but it still accumulates. On a gas unit that layer sits directly above the burner.
What happens next is straightforward physics. The steel under the sediment gets far hotter than the water above it because the sediment insulates. Water trapped in and under the layer flashes to steam. That bubble forces its way up through the sediment and collapses back to liquid the moment it hits cooler water. The collapse is what you hear — a sharp pop, or on a heavily loaded tank, a bang that sounds like someone hit the shell with a mallet.
It is not an explosion risk in itself. It is a wear indicator. That superheated spot under the sediment is stressing the glass lining exactly where you can’t see it, and tanks that pop for years tend to fail at the bottom.
Draining and flushing the tank is the standard response. On a tank under five or six years old, a flush usually quiets it substantially. On a much older tank that has never been flushed, the sediment is often compacted enough that flushing moves little of it and the noise persists. That result is itself information about where the tank is in its life.
Crackling and sizzling: scale on elements, or condensate on the burner
On an electric Rheem, a crackling or frying sound during a heating cycle typically means the element is buried in sediment or coated with scale. The element is trying to dump its full wattage into a jacket of debris rather than into water, and it overheats locally. Elements in that state fail early, and a burnt-out element on a two-element tank produces the classic complaint of hot water that runs out faster than it used to.
On a gas unit, sizzling is a different animal. A brief sizzle right after ignition on a cold start is often condensate — the flue gases are wet, and until the tank warms, moisture forms on the cold shell inside the combustion chamber and drips onto the hot burner. That resolves within a few minutes of the tank warming up and, on a cold Lower Mainland morning in an unheated garage, it’s expected behaviour.
Sizzling that persists through the whole cycle, or that comes with visible water pooling in the burner compartment, is not condensate. That’s a leak — from the tank, from a fitting above the burner, or from a heat exchanger on certain designs. Water and an open burner flame together is a shutdown situation. Turn the gas control to off, close the gas shutoff at the tank, and get a licensed technician out. Don’t keep running it while you decide.
Humming and vibrating: loose elements, valves and resonance
A steady low hum from an electric tank is a classic loose upper or lower element. Water moving past a slightly loose element sets it vibrating at a fixed frequency, and the tank shell amplifies it like a drum. Tightening the element to spec usually kills the noise outright. That’s a power-off job — breaker off, verified dead, tank drained below the element — and worth having done properly, because an overtightened or cross-threaded element gasket turns a hum into a leak.
Humming that comes and goes with water use is more likely a valve. A partly closed shutoff, a worn washer in a fixture, a pressure-reducing valve that’s begun to chatter — any of these can resonate through the whole hot-water side and appear to come from the heater because the tank is the biggest sounding board in the room.
On gas units, a hum or buzz that matches the ignition sequence often traces to the gas control or an ignitor circuit, and on power-vented models a vibrating blower or a blower wheel out of balance produces a low drone that changes with the blower’s speed.
The useful test: kill power to the heater. If the hum stops immediately, it’s electrical or the blower. If it continues, it’s hydraulic or structural. If it stops when you close a fixture upstairs, it was never the heater at all.
Screeching and whistling: restricted flow
High-pitched noise means water or gas is being forced through an opening that’s too small for the volume. Nothing else makes that sound.
Start with the obvious suspects. A cold inlet or hot outlet shutoff valve that isn’t fully open. A valve that someone closed during a repair and reopened only partway. Gate valves in older Vancouver homes are notorious for this — the gate corrodes and drops partly into the flow path even when the handle says open. A T&P valve seat that’s begun to weep will whistle too, and that one carries a warning: the T&P is a safety device and a T&P that’s discharging is telling you the tank is over-temperature or over-pressure. Do not cap it, plug it, or ignore it.
A whistle from a dip tube or from the tank’s inlet can appear after a repair if a component was reinstalled incorrectly or a replacement part isn’t quite right for the model.
On gas units, a whistle or a harsh roar at the burner is a combustion issue — restricted air, a partly blocked burner port, an obstructed flue, or a gas pressure problem. Blocked flues do happen here: birds, wasps, and debris get into vent terminations, especially on older side-wall or B-vent installations that haven’t been inspected in a decade. That is a combustion-safety matter. Shut it down and call a technician.
Ticking, tapping and knocking in the pipes, not the tank
Plenty of “water heater noise” originates six feet away. Copper expands when hot water flows through it and contracts as it cools, and where a pipe passes through a joist or a strap without clearance, that movement produces a rhythmic tick or a series of taps. It follows hot water use with a short delay, then fades over several minutes. In the older housing stock across East Van and New Westminster, pipes stapled tight to framing decades ago do this constantly.
Water hammer is different: a single sharp bang the instant a tap or an appliance valve shuts. A fast-closing solenoid in a washing machine or dishwasher is the usual trigger. It’s momentum slamming to a stop, and the fix is arrestors or restoring air chambers, not anything to do with the heater.
Thermal expansion produces its own knocking on closed systems. If your home has a backflow preventer or a check valve on the service — increasingly common on newer Fraser Valley builds and on municipally required installs — heated water can’t expand back into the main. Pressure rises during every heating cycle, the system groans and knocks, and the T&P valve may weep. The proper answer is an expansion tank sized for the system, not a bigger T&P.
Distinguish these before spending money on the water heater. A technician will.
Combustion sounds that mean stop immediately
Some noises aren’t a diagnostic puzzle. They’re a stop-work signal.
A loud whoomph or a delayed ignition thump when the burner lights means gas accumulated before ignition and lit all at once. That’s dangerous. It can be a dirty burner, a weak ignitor, a gas pressure problem, or a fouled flame sensor, and any of those needs a licensed gas technician. Repeated delayed ignition damages the combustion chamber.
A burner that roars unusually loud, flames that lift off the ports, or a flame that rolls out the front of the burner compartment — often with scorching or melted plastic around the access opening — means the unit isn’t drawing or venting properly. Shut the gas control off and close the shutoff valve at the tank.
A rumbling that comes with soot deposits, a sooty draft hood, or a persistent smell of exhaust in the room means combustion products aren’t going up the flue.
And the absolute rules: if you smell gas, do not operate switches, do not look for the source. Leave the home, then call the gas utility and a licensed technician from outside. If a CO alarm sounds, get everyone out and call from outside. Never bypass, jumper, or reset a safety lockout repeatedly to keep a unit running — the lockout exists because a safety condition was detected.
What to do next, and what a service visit actually covers
Do the free diagnostics first. Note when the noise happens relative to heating and to water use. Confirm both shutoff valves are fully open. Check the floor and the burner area for water. Look at the rating plate for the model and serial, because the age of the tank changes the whole calculus — a popping six-year-old tank gets flushed, a popping fifteen-year-old tank gets a replacement conversation.
Things you can reasonably do yourself: fully open a valve, note symptoms accurately, and read your Rheem manual’s troubleshooting section for your specific model. Things that are not homeowner work: anything inside the burner compartment, anything involving the gas line or venting, anything requiring the T&P valve to be removed, and electrical work on element circuits.
