Rheem Furnace lifespan & age check in Greater Vancouver
Open the front door on your Rheem furnace and look at the sticker on the inside wall of the cabinet. That plate tells you more about whether you should be budgeting for a replacement than any online lifespan chart will.
Age on its own is a weak signal. We have pulled twelve-year-old furnaces out of Burnaby crawlspaces that were rotted through, and we service twenty-two-year-old units in Langley that still run clean because somebody changed the filter and had them checked every fall.
What follows is how to date your unit properly, what a technician actually looks at once the age is known, and where the honest line sits between keeping it going and replacing it. No prices here, because sizing, venting and ductwork drive that number far more than the furnace itself.
Reading the manufacture date off the rating plate
The plate lives inside the burner compartment, usually on the left inner wall or the back of the door. You will need to pull the front panel off. Power the furnace down at the switch first, and if the door has a safety interlock plunger, do not defeat it.
Rheem encodes the build date inside the serial number rather than printing it plainly. On most residential furnaces the first four digits are a week-and-year pair. Some series run it in the other order, and older stock uses a different layout entirely, so treat what you read as a starting point and confirm it against the model and serial on Rheem’s own lookup or by giving both numbers to a technician.
Photograph the whole plate, not just the serial. The model number tells us the cabinet family, the input rating and the venting category, all of which matter later. While the door is off, take a second photo of any service stickers on the cabinet. Those tell you who has been in it and roughly how often.
One caution: the date on the plate is when the furnace was built, not when it was installed. Equipment can sit in a warehouse for a year or more. If you have the original permit or invoice, that install date is the more useful number for warranty questions.

What the coastal climate does to service life
Furnaces here run long, mild seasons rather than short brutal ones. From October to April a Lower Mainland furnace cycles constantly at low load, which is easier on components than deep prairie cold but adds enormous run-hour totals over twenty years.
The bigger factor is moisture. Crawlspace installations in older Vancouver and New Westminster houses sit in damp air year-round. That damp accelerates surface rust on the cabinet, the burner box and the flue connector, and it shortens the life of the inducer motor and control board. We see corroded flue pipe far more often than failed heat exchangers on units under fifteen years old.
Condensing Rheem furnaces add their own wear path. They produce acidic condensate that has to drain reliably. A trap or line that has been running slow for years leaves standing acidic water where it should not be, and the secondary heat exchanger and drain components pay for it eventually.
Garage and attic installs near the water pick up salt in the air. It attacks anything unfinished and shortens the life of electrical connections in particular.
None of this shows up in a manufacturer lifespan estimate. It is why two identical furnaces built the same week can be in completely different condition after fifteen years depending on whether they live in a dry mechanical closet or a wet crawlspace.
What a technician checks once the age is known
Age changes the inspection, it does not replace it. On a unit past fifteen, the order goes like this.
Heat exchanger first, because that is the safety item and the one that decides everything else. That means visual inspection with a light and mirror or a camera through the burner ports, looking at the accessible sections for cracking, scaling and flame distortion. Combustion behaviour is part of it: flame lift, roll-out, or flame that changes shape when the blower starts are all reasons to look harder.
Second, combustion and venting. Draft proving, flue condition, joints, slope, termination. Any spillage evidence at the draft hood on an older non-condensing unit is an immediate stop.
Third, the electrical and control side. Inducer bearings, blower motor amp draw against the plate rating, capacitor condition, wiring insulation, control board for heat damage or swollen capacitors, and the flame sensor and igniter for wear.
Fourth, the mechanical envelope. Cabinet rust, insulation condition, drain and trap on condensing units, secondary heat exchanger where it can be seen.
We also want your repair history. Three service calls in two winters tells us more than any single measurement. If a CO alarm has ever sounded in the house, say so before the tech starts.
Repair or replace: the questions that actually decide it
There is a rule of thumb that says replace when a repair costs more than a set fraction of a new system. It is a crude tool and it ignores the things that matter most here.
Ask these instead. Is the failure a safety failure or a wear failure? A cracked heat exchanger or a failed vent system ends the conversation. A blower capacitor does not.
Is the part still available? Once a series moves to obsolete status, control boards and gas valves get scarce or become supersession parts that need adapting. Waiting three days in January for a board is a real cost.
How many other components are at the same point in their life? Replacing an inducer on a nineteen-year-old furnace whose blower motor is drawing high amps and whose board has already been changed is buying time, not fixing the problem.
What is the rest of the system like? If the ductwork is undersized or leaking into a crawlspace, that is going to be true with a new furnace too, and it should be part of the plan.
And how long are you staying in the house? A five-year horizon and a twenty-five-year horizon justify very different decisions on the same equipment.

How maintenance history changes the number
The gap between a fifteen-year furnace and a twenty-two-year furnace is usually filter discipline and annual service, in that order.
Filters do most of the damage when neglected. A clogged filter starves airflow, the heat exchanger runs hotter than designed, the limit switch starts cycling the burner off, and every one of those cycles is thermal stress on metal. Do that for ten winters and you have aged the exchanger well beyond its calendar years. In a dusty older home with pets, one-inch filters can need changing every month or two during heating season. Media cabinets go longer but not indefinitely.
Annual service catches the slow stuff. Flame sensor cleaning prevents the nuisance lockouts that make people think a furnace is dying. Inducer and blower cleaning keeps amp draw down. Drain and trap cleaning on condensing units prevents the acidic standing water problem entirely. Checking gas pressure and temperature rise against the plate keeps the unit operating in the band it was designed for.
The records also matter for resale and for warranty claims. Manufacturers can ask for proof of maintenance. Keep invoices.
If your Rheem has gone several years without a look, book service before you need it. December call volume across the Lower Mainland is unforgiving and nobody wants to discover a venting problem at minus five.
Age-related symptoms worth taking seriously
Some changes are cosmetic. Some are not.
Rooms that never used to be cold and now are, with no ductwork change, usually mean the furnace is not delivering the same output or airflow it used to. Worth a look, not an emergency.
Soot or dark staining around the burner compartment or at the vent connector is a combustion problem. Stop using the furnace and get a technician in.
A yellow, lazy, wandering flame where you used to see steady blue is a combustion or heat exchanger warning. Same response.
Moisture on windows that started recently, headaches or nausea that improve when you leave the house, and any CO alarm activation all mean the same thing. Leave the home, call the gas utility and a licensed technician from outside, and do not go back in to investigate.
More benign but still telling: longer run times to hit the same setpoint, a blower that keeps running after the burner stops for much longer than it used to, repeated short cycling, and rising noise levels from the inducer or blower bearings.
Rust flakes in the burner compartment or water sitting under the cabinet on a condensing unit both need attention before they become the reason you replace the furnace in the middle of a cold snap.
Efficiency, permits and what a replacement involves in BC
Furnace efficiency is rated by AFUE in Canada. We are not going to quote a figure for your model, because it varies by series and vintage and the only trustworthy source is the manufacturer’s spec sheet or the AHRI listing for your exact model and coil combination. Look it up rather than assuming.
What matters practically is category. A non-condensing furnace vents through a metal flue, often shared with a water heater. A condensing furnace vents through plastic pipe and produces condensate that needs a drain. Moving from one to the other is not a swap. It changes venting, it can orphan the water heater on a shared chimney, and it needs a condensate route to a legal drain. That work is a real part of any replacement in an older Vancouver or Surrey house.
Gas work in British Columbia requires a TSBC-certified gas fitter. Furnace replacement requires a permit in most Lower Mainland municipalities, and the permit is what protects you on inspection, insurance and resale. Ask for it.

Planning the replacement before the furnace picks the date
The worst time to buy a furnace is the morning it dies. You get whatever is in stock, you make a load calculation decision under pressure, and you skip the parts of the job that would have made the system better.
Start the conversation at around year fifteen, or sooner if the unit has needed two or more repairs in recent seasons. That gives you time to do it properly.
Properly means a real load calculation, not a like-for-like swap. Houses change. Windows get replaced, attics get insulated, basements get finished. A lot of Lower Mainland furnaces are oversized for the house they are now in, and oversizing causes short cycling, uneven temperatures and premature wear on the replacement too.
It also means looking at the ducts. Return air undersizing is common in older homes and it limits everything downstream. If the duct system is the constraint, fixing it while the equipment is out is far cheaper than revisiting it later.
And it means deciding on fuel and equipment type deliberately. Gas furnace, heat pump with gas backup, or something else, each has real consequences for your electrical panel, your outdoor space, and strata rules on outdoor unit placement and noise if you are in a townhouse or duplex.

What annual service reliably does is prevent the failure modes that shorten life: airflow starvation from dirty filters, overheating cycles on the limit switch, acidic standing water in condensate drains, and bearing wear running unnoticed. Serviced units routinely reach the upper end of their expected range instead of the lower.
