The order matters when you are troubleshooting. Read the code properly before you do anything with it

Count the flashes twice, from a full pause to the next full pause. Some patterns use two groups separated by a short gap, which reads as one number to a rushed eye and two numbers to a careful one. Photograph the light with your phone in video mode if the pattern is fast. That thirty-second clip is genuinely useful to a technician on the phone.

Now find the legend. It is normally on a paper or foil label glued to the inside face of the electrical access panel, or on the underside of the top cover. If the label has faded, and on a fifteen-year-old unit sitting on the wet side of a Surrey house it often has, you need the model and serial from the rating plate on the cabinet exterior. Pressure trips: the most common category in a coastal summer

Refrigerant systems carry a low-pressure switch and, on most units, a high-pressure switch. Either one opening will stop the compressor and set a fault. The signal tells you a pressure limit was reached. It does not tell you why, and that distinction is where diagnosis lives.

Low-side trips typically mean the system is short on refrigerant or the evaporator is not getting enough warm air across it. In practice, that second cause is the one we find in Lower Mainland homes constantly: a filter that has not been changed since the last heating season, a closed-off return, or an indoor coil frosted into a solid block. Ice on the copper line at the outdoor unit is the tell.

High-side trips mean heat is not leaving the outdoor coil. Cottonwood fluff in June, hedge growth crowding the cabinet, a coil packed with dust from a driveway rebuild, a failing outdoor fan, or a unit tucked into a townhouse alcove with no room to breathe.

You can safely change the filter, open registers, clear plants back a good arm’s length, and rinse the outdoor coil gently with a garden hose from the inside out with power off. You cannot check refrigerant charge. That requires gauges, a licensed technician, and it is regulated work.

Compressor, contactor and start-component faults

When a Payne condenser hums but the fan and compressor do not turn, or the compressor tries and drops out after a couple of seconds, you are in this category. A technician works from cheap and common toward expensive and rare, and there is a reason for the order.

Outdoor fan and condenser coil faults

The outdoor fan has one job: pull air across the coil so the refrigerant can dump the heat it collected inside your house. When it slows, stalls, or the coil cannot breathe, head pressure climbs and the system protects itself. You will often see short cycling before you see a hard lockout. Cools for ten or fifteen minutes, quits, comes back later.

Start with what you can see. Is the fan turning at all when the compressor runs? Is it turning slowly, or wobbling, or making a bearing growl? Is the top grille packed with fir needles, maple keys, or the cottonwood snow that coats every outdoor unit from Coquitlam to Langley in early summer?

Coil cleanliness is where homeowners can genuinely help. Kill power at the outdoor disconnect, then rinse the coil fins from the inside outward at low pressure so you push debris back out the way it came. Never use a pressure washer. Bent fins restrict airflow permanently.

Units near the water in Steveston, White Rock or along the North Shore take a second hit: salt-laden air corrodes aluminum fins and copper tubing over years. A coil that looks grey and powdery, or shows white bloom between the fins, has lost real capacity. That is a condition assessment, not a code, and it changes the repair conversation.

Low-voltage control, thermostat wiring and transformer problems

A surprising share of “my air conditioner is dead” calls never involve the air conditioner. The 24-volt control circuit runs from a transformer at the indoor equipment, through the thermostat, out to the contactor at the condenser. Break that loop anywhere and the outdoor unit simply never gets told to run, and the board may or may not flag anything.

The classic Lower Mainland failure is the thermostat wire buried in a wall or crawlspace, nicked during a renovation, or corroded where it passes through an exterior penetration that has been letting winter rain track in for a decade. Older houses in East Van and New Westminster are full of splices nobody documented.

Second classic: the low-voltage fuse on the indoor board. It is a small automotive-style blade fuse, usually three or five amps, and it blows when something shorts the control circuit. Replacing it without finding the short just blows the new one.

Third: condensate safety switches. Many systems carry a float switch in the drain pan or line that interrupts the cooling call when the drain backs up. It is doing its job, and it will look exactly like a dead outdoor unit. Check whether your drain pan has standing water before assuming the worst.

Thermostat batteries, breaker position and the outdoor disconnect are fair homeowner checks. Wiring repair is not.

Indoor-side problems that masquerade as outdoor faults

The evaporator coil, blower and ductwork are half of the cooling system, and they cause a large share of outdoor fault codes. Understanding this saves people from paying to chase a condenser that was never broken.

Airflow is the mechanism. If the blower cannot move enough air across the indoor coil, the refrigerant in that coil stays too cold, moisture on the fins freezes, ice builds, and airflow drops further. It is a runaway loop. Once the coil is a block of ice, the outdoor unit sees a low-pressure condition and trips. The code points outdoors. The cause is indoors.

What causes it here: filters left in through a whole heating season, undersized returns in houses where air conditioning was added to a heating-only duct system decades after it was built, closed registers in unused bedrooms, a crushed flex duct in a crawlspace, or a blower wheel caked with dust and lint.

If you find ice, turn cooling off and run the fan only. It can take several hours to thaw fully. Do not chip at it. Do not run the compressor with the coil iced up, because liquid refrigerant returning to the compressor is what kills compressors.

When the ice is gone, replace the filter and open everything up. If it freezes again within days, the system needs a technician.

What you can do, what needs a licensed tech, and safety

Everything past that line is licensed work. Refrigerant handling is regulated and requires certification. Anything involving capacitors, contactors, compressor windings or line-voltage wiring carries real shock risk, and the capacitor holds a charge after the power is off.
