A ductless head that’s blowing room-temperature air in February is not usually broken in one dramatic way. It’s usually one of about six things, and the order you check them in determines whether the visit takes forty minutes or three hours.
We see the same patterns across the Lower Mainland. Systems installed as the sole heat source in condos and laneway houses run nearly year-round here, because our winters are long and mild rather than short and brutal — that’s a lot of compressor hours. Coastal humidity keeps evaporator coils damp, which grows biofilm on the blower wheel. Salt air chews outdoor fin packs near the water. Older housing stock means undersized or shared circuits feeding equipment that was added decades after the panel was built.
What follows is the diagnostic order a technician actually uses, why each step comes where it does, what you can safely check yourself in the first five minutes, and where the line sits between homeowner troubleshooting and licensed work. There is a hard stop in here, and it’s marked.
The first five minutes, before you call anyone
Four checks, in this order, and none of them require tools.
Power. Find the breaker feeding the outdoor unit and the one feeding the indoor head — on many installations they’re the same circuit, on others they aren’t. A tripped breaker that resets and holds is worth noting. A breaker that trips again immediately means stop, leave it off, and call. Also check the outdoor disconnect box on the wall beside the condenser; those get switched off during exterior painting or pressure washing and never switched back.
Remote. Fresh alkaline batteries. Then point the remote at your phone’s camera and press a button — most phone cameras render the infrared emitter as a visible flash. If it flashes, the remote transmits. Confirm the mode is right: a head set to Cool won’t heat no matter how high you set the temperature, and Fan-only mode blows air with no conditioning at all.
Filters. Slide the mesh filters out from behind the front flap. If they’re grey and matted, that alone explains weak airflow, short cycling and ice on the coil.
Outdoor unit. Walk out and look. Is it running? Buried in cedar debris? Sitting in a snowdrift or a puddle? Is the fan spinning freely, or humming without turning?
Write down what you find. Every one of those observations shortens the diagnosis.
Reading the indicator lights — and why we won’t guess the meaning
Daikin heads communicate faults through the LEDs on the display strip and, on many models, through a code retrieval sequence performed with the remote or a service button. Wired controllers display codes directly.
Here’s the honest part: the meaning of a given blink pattern or alphanumeric code varies by model family, generation and controller type. Anyone who tells you a specific code means a specific failure without knowing your exact model is guessing, and acting on that guess gets parts replaced that were never faulty. Read the exact pattern or code off your unit and verify it against that unit’s own manual, the service label inside the cabinet, or a technician with the model-specific documentation in hand.
What you can do usefully is describe it precisely. Count the flashes. Note which LED — operation, timer, filter — and whether it’s blinking or solid. Note whether the pattern repeats on a cycle. Note whether it appears immediately on start or only after several minutes of running. That timing is diagnostically loaded: a fault that appears instantly usually points at sensors, wiring or communication, while one that appears after the system has loaded up points at pressure, airflow or the refrigerant circuit.
Don’t clear the code by cutting power before you record it. That’s the single most common way useful information gets erased before we arrive.
Blowing air but not heating or cooling: the airflow-first order
When the head runs and the air isn’t conditioned, we work from the room inward, because the cheapest causes sit closest to you.
Airflow first. Restricted airflow across the evaporator coil is the single most common root cause of a mini-split that seems weak. Matted filters, a blower wheel caked with biofilm, a coil face packed with lint, or louvers stuck nearly closed all starve the coil. In cooling that drives the coil below freezing and it ices, which cuts airflow further — a spiral that ends in a protection lockout. In heating it does the reverse: the head can’t dump heat into the room, head pressure climbs, and the system throttles back or trips.
Only after airflow is confirmed clean do we look at whether the system is actually moving heat. That means measuring the temperature split across the indoor coil, checking that the outdoor unit is running at commanded speed, and reading pressures and temperatures at the service ports.
The refrigerant question comes last, not first. A low charge shows a characteristic signature — high superheat, low suction pressure, poor split, and often a specific icing pattern starting at the distributor. And low charge always means a leak. There is no such thing as a mini-split that gradually uses up its refrigerant. Finding the leak, repairing it, evacuating properly and weighing in a fresh charge is the only repair that lasts.
Water dripping down the wall from the indoor head
This one is almost always drainage, and it’s almost never the coil failing.
The indoor head produces condensate whenever it’s cooling — sometimes litres a day in a humid Lower Mainland August. That water lands in a shallow pan under the evaporator and leaves through a drain hose bundled inside the line set, exiting through the wall penetration. The whole system relies on gravity and a continuous downward slope.
Things that break it: biofilm growing in the pan and hose until the passage closes, a sagging or kinked drain line inside the wall chase, a wall penetration drilled level or uphill by whoever installed it, insects nesting in the outdoor end of the hose, and on installations where gravity wasn’t available, a failed condensate pump.
There’s a second cause that gets misdiagnosed as a drain problem: a coil that’s icing. Ice builds while the unit runs, then melts all at once when it cycles off and overwhelms the pan. If your dripping is intermittent and dramatic rather than steady, suspect ice, which sends you back to the airflow and charge questions.

Noises: rattle, click, gurgle, screech, and what each means
Sound is genuinely diagnostic if you describe it carefully.
A rhythmic rattle or wobble from the indoor head that rises with fan speed points at the blower wheel — either debris caught in the cage or an unbalanced buildup of grime on one side. A dry-bearing screech or whine from the same location points at the fan motor bearings. Both mean the head comes apart on a service visit.
Gurgling or a hissing that comes and goes is refrigerant moving through the expansion device. Some of it is normal, particularly right at startup and during defrost. Persistent, loud gurgling that wasn’t there last year is worth investigating, because it can indicate flash gas from a low charge.
A sharp crack or pop from the plastic cabinet as it heats or cools is thermal expansion and is harmless. Repetitive clicking from the outdoor unit that doesn’t lead to a start suggests something is trying to energize and failing.
Outdoor buzzing or a loud hum with no fan rotation means stop and shut it off at the disconnect. Something is drawing current and not turning.
Strata living adds a wrinkle here. Outdoor units mounted on balconies and side walls fall under noise rules in a lot of Metro Vancouver buildings, so a unit that’s suddenly louder can become a bylaw problem as well as a mechanical one. Get the noise diagnosed before a complaint letter arrives.
Outdoor unit problems: ice, no start, short cycling, corrosion
In heating mode, an outdoor coil covered in frost is normal — that’s the coil doing its job, pulling heat out of damp coastal air that’s sitting near freezing. Our winters produce ideal frosting conditions. The system runs a defrost cycle periodically: it reverses, warms the outdoor coil, steams, drips, and returns to heating. Expect vapour that looks alarming and isn’t.
What’s not normal is ice that never clears, a solid block encasing the fan, or ice building on the base pan until it lifts into the fan blades. That points at a defrost fault — sensor, board, reversing valve — or at blocked drainage under the unit. Units mounted flat on a patio with no pad clearance freeze themselves into the ground every year in Coquitlam and Maple Ridge.
A condenser that won’t start at all, or starts and stops within a minute or two, is protecting itself. Short cycling has a long suspect list: airflow restriction, low charge, a failing fan motor, a sensor reading out of range, or supply voltage problems.
Corrosion is the slow one. Within a few blocks of salt water, aluminum fins degrade from the inside of the fin pack outward. The unit keeps running while its capacity quietly falls. Annual freshwater rinsing genuinely extends life here. Once tubing is pinholed, repair stops being economical.
Power, wiring and communication faults
Mini-splits use a small number of conductors between the indoor head and outdoor unit, carrying both power and a communication signal. That elegance is also a weakness: a single corroded terminal, a nicked conductor, or a rodent-chewed section under a deck stops the whole system, often with a fault that looks like a failed board.
What we check, in order. Supply voltage at the disconnect under load, not just at rest — a circuit that reads fine idle and sags when the compressor calls tells a completely different story. Terminal tightness at both ends, because thermal cycling backs screws out over years. Insulation condition where the line set passes through the wall and where it runs along an exterior surface exposed to UV. Continuity and correct polarity between terminals, which must match one-to-one; a reversed pair kills communication instantly and is a classic symptom after someone else has worked on the unit.
Older Lower Mainland housing brings its own version of this. Ductless systems retrofitted into 1950s and 1960s homes sometimes share circuits they shouldn’t, or run on undersized conductors for the distance. Nuisance breaker trips under load usually trace back there rather than to the equipment.
Any work inside the electrical cover means power off at the disconnect and verified dead. Inverter units store charge after shutdown. This is not a place to poke around with the cover off and the breaker on.
