Daikin Ductless Mini-Split maintenance in Greater Vancouver
Pull the front cover off a five-year-old ductless head and you usually find the same thing. The filters look fine. The blower wheel behind them is packed with grey felt.
That is the part nobody sees. A mini-split runs its indoor coil below the dew point all summer, so the fins stay wet, and wet surfaces grab everything the filters miss: fine dust, cooking oil, pet dander, spores. Then October arrives and the same head switches to heating and runs most of the day for the next seven months. There is no off-season here.
Maintenance is not a ritual. It is the difference between a head that quietly does its job and one that drips down your wall, smells sour on startup, and gives up on the coldest morning of the year. Below is what actually gets done, in what order, and which parts of it you can safely handle yourself.
What the coastal climate does to a ductless system
Three local conditions do most of the damage here, and they are not the ones people expect.
Humidity is the first. Our shoulder seasons sit in a range where the indoor coil sweats heavily in cooling and the outdoor coil frosts repeatedly in heating. Wet metal plus airborne dust equals a biofilm on the fins, which is where the sour-sock smell on startup comes from.
Salt is the second, and it only matters if you are close to the water. Outdoor units in Steveston, White Rock, Ambleside or along the Fraser near the mouth pick up chloride deposits that attack the aluminum fins and the copper-to-aluminum junctions. Inland in Langley or Maple Ridge you rarely see it. On the water you see it in year three.
The third is organic debris. Cedar needles, cottonwood fluff in June, and moss growing on north-facing pads. Moss holds moisture against the base pan and rots the drainage slots that the unit needs during defrost.
None of this is a defect. It is what any outdoor coil does in a marine climate. It just means the maintenance interval that suits a dry prairie install is too long here, and that a rinse-and-go visit does not address the parts that actually corrode.
If you smell gas or a CO alarm sounds anywhere in the home, that is a separate emergency. Leave, then call the gas utility and a licensed technician from outside.
Filters, and why they only buy you time
The mesh filters behind the front panel of a Daikin head are pre-filters. They stop lint and hair. They do not stop the particle sizes that foul a coil.
Clean them every four to six weeks during heavy use, more if you have pets or cook with a wok. Lift the front panel, unclip both screens, and take them to a sink. Lukewarm water, a soft brush, no soap that leaves residue, no dishwasher, no hot water that warps the plastic frame. They must be bone dry before they go back. A damp filter dropped into a warm head is how you start a mould colony.
Some models carry an additional deodorizing or air-purifying element in a separate clip. Those are usually not washable and have their own replacement interval; check the manual for your specific unit rather than assuming.
Here is the part that matters. Clean filters restore airflow, which restores capacity, but they do nothing for whatever already made it past them. If your unit performed fine last year, you cleaned the filters, and it still feels weak or short-cycles, the filters were not the restriction. The blower wheel or the coil behind it is loaded, and that requires a proper cleaning, not another rinse.
Running without filters to “get more air” is the worst thing you can do. It dumps everything straight onto wet fins.
Deep-cleaning the indoor coil and blower wheel
This is the single highest-value item on a ductless tune-up, and it is the one most often skipped.
The blower is a long barrel wheel with dozens of narrow vanes. Dust bonds to the wet leading edge of each vane, and once it builds up the wheel stops moving the air it was designed to move. Symptoms line up with the buildup: reduced throw across the room, a whistling or moaning note at high fan speed, and a musty smell that flares in the first two minutes of every cycle.
Doing this properly means bagging the head, protecting the wall and floor, applying a coil cleaner suited to aluminum fins, and rinsing with a low-pressure pump sprayer so the water goes down the pan and out the drain instead of into your drywall. The wheel often has to come out or be cleaned in place with a dedicated brush. Fins get combed straight where a vacuum or a ladder has bent them.
What you should not do is spray aerosol “coil cleaner” through the louvers from a can. It saturates the pan, drives debris deeper into the fin pack, and frequently ends up on the drain pan sensor or the control board mounted on the right-hand side of the cabinet.
A correctly cleaned evaporator changes how the unit sounds and smells immediately. That is usually the moment homeowners understand what the filters were not catching.
The condensate path, from pan to outside wall
Ductless heads drain by gravity. There is no pump on most residential installs, no float switch to catch a backup, and no float switch means the first sign of a plugged drain is water on your baseboard.
The path runs from the pan under the evaporator, into a hose bundled with the refrigerant lines inside the line-set wrap, through the wall sleeve, and out to daylight or a splash area. Every part of that path can fail. The pan grows slime. The hose picks up a sag where an installer left slack behind the wall. The outdoor termination gets crushed by a hedge, blocked by a wasp nest in July, or packed with cedar needles.
A service visit should include flushing the pan with a cleaner that breaks down biofilm, verifying continuous fall from the pan to the exterior, and confirming water actually exits outside rather than just disappearing from view. Slope is not optional. Even a small back-pitch behind the drywall holds standing water permanently.
What you can check yourself: walk outside on a hot afternoon while the unit cools and look for a steady drip at the termination. Nothing dripping on a humid day is a warning sign, not a good sign.
What you should not do is push wire or a shop vac into an indoor drain fitting. It is easy to pop the hose off the pan spigot inside the wall, and now the water is in the cavity.
Outdoor unit service and salt-air protection
The outdoor unit does the harder job here, because in our climate it runs as a heating machine far more hours than as a cooling one.
Start with clearance. Fifteen to twenty centimetres at the back for the coil to breathe, clear space in front of the fan discharge, and nothing growing into it. Cedar hedges are the usual culprit; the unit ends up in a green box that recirculates its own discharge air.
The coil itself gets washed from the inside out where access allows, with a gentle stream and a cleaner rated for aluminum microchannel or fin-and-tube, whichever the unit uses. Pressure washers destroy fins. So does an aggressive alkaline cleaner left to sit.
If you are near the ocean, add a rinse schedule. Fresh water on the coil every couple of months through the dry season removes chloride before it pits the metal, and a protective coating is worth discussing at the time of install for waterfront properties.
Then check the base. Heat-mode defrost dumps a surprising volume of water out the bottom of the cabinet, and it has to escape. Drain slots blocked by moss or leaves let that water pool and freeze in a cold snap, which lifts the fan blade into the shroud and turns into a mechanical noise complaint in January.
Snow legs or a wall bracket that lift the unit above grade are standard practice for heat-pump duty in the Fraser Valley.
Refrigerant charge, flare joints and line-set insulation
Ductless systems live or die on their flare connections. Four of them per head, made in the field, torqued by hand.
A correct system does not consume refrigerant. If it is low, there is a leak, and topping it up without finding that leak is a service call you will make again next season. A technician checks operating pressures and temperatures against the manufacturer’s data for that specific model, then looks for the cause: bubble solution or an electronic detector at the flares, the service ports, and the coil returns.
Low charge shows up as poor heating on cold mornings, a compressor that runs constantly without satisfying the room, or ice forming on the small line at the service valves. In BC, refrigerant handling requires certification. That work is not a homeowner job under any circumstances.
Insulation on the line set is the other item, and it is the one that gets neglected. UV breaks down foam over a few summers on a south-facing wall. Once the vapour line is bare it sweats in cooling, and the drip stains the siding and rots the sheathing behind it. In heating, an uninsulated line simply wastes capacity.
Check the line cover or wrap yourself once a year. Cracked, chalky, or shrinking away from the wall penetration means it needs replacing, and the wall penetration should be resealed at the same time.
Electrical, controls and communication wiring
Ductless faults that look mechanical are often electrical, and the wiring between indoor and outdoor units is where a lot of them start.
A technician checks that the disconnect is present and correct, that terminal screws at both ends are tight, and that the interconnecting cable is the right conductor count and gauge for that pairing. Loose terminals are the classic cause of intermittent shutdowns that clear themselves before anyone arrives. They heat, they oxidize, they lose connection under load, and they discolour the terminal block long before they fail outright.
Communication faults are their own category. Indoor and outdoor boards talk to each other constantly, and a nicked conductor, a damp junction box, or a rodent-chewed run interrupts that conversation. The unit stops and displays a code.
On codes: read the exact code off the display or count the LED flashes on the indoor unit, write it down, and check it against the manual for your specific model or the label inside the cabinet. Meanings differ by brand, by model, and by production year. Do not trust a code chart you found for a different unit, and never bypass or jumper a safety to make a lockout go away.
Also verify the thermistors are clipped where they belong. A sensor that has slipped out of its holder reads room air instead of coil temperature and produces behaviour that mimics a charge problem exactly.
A realistic service schedule, and what is your job
For a system that only cools, once a year is enough. For a system heating your home through a Lower Mainland winter, plan on spring and fall. The fall visit matters more, because that is the one that catches a defrost or drainage problem before December.
Your list, monthly to seasonal: rinse and fully dry the filters, wipe the cabinet and louvers, keep at least half a metre clear around the indoor head so the return air is not blocked by a bookshelf, walk out and clear leaves and moss from around the outdoor unit, confirm the condensate drips outside on a warm day, and listen. You know what your unit normally sounds like. Changes are information.
The technician’s list: deep-clean the evaporator and blower wheel, flush and treat the drain, wash the outdoor coil, verify charge and check for leaks, inspect and torque electrical terminations, test defrost operation, confirm sensor placement, and check line-set insulation and wall penetrations.
Do not remove the outdoor cabinet top, do not open the electrical compartment, and do not touch refrigerant fittings. Those carry stored electrical energy and pressurized refrigerant.
