The heat exchanger is the metal barrier between combustion products and the air you breathe. It expands and contracts every cycle for the whole life of the furnace. Thermal fatigue eventually cracks it, and in this region restricted airflow and heavy cycling accelerate that.

The process is visual inspection with a borescope through access points, examination of burner flame behaviour when the blower engages, combustion analysis at the vent, and checking the temperature rise across the unit against the spec on the data plate. If a failed heat exchanger is confirmed, the furnace gets shut down and red-tagged. That is not upselling. Filters. The single highest-leverage thing you control. A loaded filter restricts airflow, raises heat exchanger temperature, and stresses the blower motor. Check monthly during heating season, and go by how it looks, not by the box’s suggested interval. Homes with pets, renovations, or wood floors being sanded need far shorter intervals. Do not jump to a much denser filter than the system was designed for without asking — high-restriction media in an undersized duct system does more harm than the dust it catches.

Condensate management on condensing units. Traps and drains need clearing. Our long mild season means they run for months without a break.
