The order a technician works a tune-up, and why that order

Cleaning comes before measuring. That sounds like housekeeping but it is the whole logic of the visit. Refrigerant pressures, temperature splits and amp draws all shift when a coil is dirty, so any reading taken on a fouled system describes the dirt, not the machine.

So the sequence runs: kill power at the disconnect, open the cabinet, inspect and clean the condenser coil, clear the base pan and the area around the unit, then move indoors to the evaporator coil, blower and drain. Only after all of that goes the meter and the gauges come out.

Electrical testing comes next because a weak capacitor changes motor current and can make an otherwise healthy compressor look sick. Capacitance is measured against the rating printed on the part, not judged by whether the unit starts.

Airflow is checked before charge. A restricted filter, a collapsed flex duct or a blower running on the wrong speed tap will drag the evaporator temperature down and mimic a low charge exactly. Techs who skip this step add refrigerant to systems that never needed it, and now the system is overcharged on top of being restricted.

Charge verification is last, using the method appropriate to the metering device on your system, with outdoor and indoor conditions recorded. Then the covers go back on and the readings get written down for next year’s comparison.

Condenser coil cleaning, and why the coast is harder on coils

Pull the top grille off a condenser in Surrey or Maple Ridge after a few unmaintained years and the inside of the coil looks like felt. That mat is what kills capacity.

The fouling here is layered. Cottonwood seed in late spring is the obvious one, and it packs the fin face like insulation. Under it sits fine grit and pollen bonded by constant moisture. On shaded north-side installs you get moss and algae growing directly on the fin stock. Near the water, salt deposits corrode aluminum fin where it meets the tube, and over years the fins go powdery and start falling out of the coil.

Proper cleaning goes from the inside outward, opposite the normal airflow direction, so debris is pushed back out the way it came in rather than driven deeper into the coil. Water pressure is kept moderate. A pressure washer flattens fins, and flattened fins block airflow permanently.

Coil cleaner selection matters on coastal units. Aggressive acidic cleaners accelerate corrosion on already-pitted aluminum. Bent fins get combed straight where they can be.

Clearance around the cabinet gets addressed at the same time. Cedar hedges grown in tight, a fence panel added within a foot of the intake face, recycling bins parked against it, bark mulch piled up over the base. All of it starves the coil, and all of it is free to fix.

Filters: the one maintenance job that is genuinely yours

Check the filter monthly during cooling season. Not because it always needs changing, but because looking at it takes fifteen seconds and tells you what is happening upstream.

On most Lower Mainland homes the filter sits in a slot at the furnace or air handler, since the same blower moves both heated and cooled air. Note the size printed on the frame and note the direction arrow, which points toward the blower, meaning toward the furnace. Filters installed backwards collapse and bypass.

Thickness changes the interval. A one-inch pleated filter loads up fast and often wants changing every one to three months. A four- or five-inch media cabinet holds far more and typically goes longer, sometimes a full season or more. Homes with dogs, a wood stove, a renovation in progress, or a crawlspace that pulls dust into the return system will need them sooner than the label suggests.

Resist the urge to buy the highest-restriction filter available. A very dense filter on a duct system that was not designed for it starves the blower, drops evaporator temperature, and can freeze the indoor coil into a block of ice. If you want better filtration, ask whether your ductwork and blower can carry it.

Write the change date on the filter frame in marker. It removes the argument entirely.

Condensate drainage, and what happens indoors when it fails

The indoor coil pulls water out of the air all summer. In a humid coastal climate that is a real volume, and it has to go somewhere on purpose.

Water collects in the drain pan under the evaporator coil, leaves through a trapped drain line, and runs to a floor drain, a condensate pump, or an approved termination. The trap is not optional. Without it, the blower either pulls air backward up the drain or pushes air down it, and in both cases the pan stops draining properly.

What clogs it is biological. A slime of algae and dust forms inside the line, catches more debris, and eventually seals it. Then the pan overflows. In an attic or upper-floor air handler that means a ceiling stain, and by the time you see the stain the insulation above it is already soaked. In a Vancouver crawlspace it means standing water where you least want it.

On a service visit the line gets cleared, the pan gets checked for rust and standing water, the trap gets verified, and the safety float switch gets tested. That float switch is worth having if you do not already, since it shuts the system down before water reaches your drywall.

Between visits, watch for a musty smell when cooling starts, water around the furnace base, or a system that cuts out on humid afternoons.

Electrical checks: capacitor, contactor, wiring and connections

Open the control compartment on a condenser that has been outside for a decade and you learn a lot fast.

The run capacitor is the most common single failure in residential cooling, and it fails gradually. Measured capacitance drifts below the printed rating long before the unit refuses to start. A tech measures it rather than guessing, because a marginal capacitor makes the compressor draw more current and run hotter through an entire season, which is exactly how a compressor gets aged prematurely. Bulged or leaking tops are obvious, but plenty of dead ones look fine.

The contactor is a relay that carries full load current every time the unit cycles. Contacts pit and burn. Sometimes an ant colony or a wasp nest sets up inside the compartment and welds the contacts closed, which leaves the compressor running with no call for cooling.

Beyond those two: terminal connections get checked for tightness and for heat discolouration, the low-voltage thermostat wiring gets inspected where rodents can reach it in crawlspaces and attics, the disconnect is checked, and compressor and fan motor amp draw are compared against the ratings on the data plate.

An air conditioner does not consume refrigerant. If the charge is low, there is a leak, and adding refrigerant without finding it means paying for the same gas again next year while the leak gets worse.

Before anyone touches a service valve, airflow gets verified. That means a clean filter, a clean evaporator coil, blower speed set correctly for the cooling mode, and duct restrictions ruled out. Return air starved by closed registers, a blocked return grille behind furniture, or a crushed flex run in a crawlspace all produce symptoms identical to undercharge.

Charge verification method depends on the metering device your system uses, and the technician works from the manufacturer’s charging data for your model, with outdoor ambient and indoor wet bulb recorded. Superheat and subcooling are calculations, not vibes.

When refrigerant loss is confirmed, the correct next step is leak location. Common spots are the service valve cores, brazed joints that have vibrated for years, the evaporator coil itself, and rub-through where a lineset passes a joist edge. In BC, handling refrigerant is regulated work and requires proper certification and recovery equipment.

A good record makes next year easier. Same measurements, same conditions noted, and you can see drift over time instead of discovering a slow leak the summer the compressor overheats.

Timing the visit: spring startup, midsummer watch, fall shutdown

Book spring service in March or April. Not May. By the time the first genuine heat wave arrives, every HVAC company in the region is booked out and you are competing for the same slot as everyone whose unit just failed.

Spring startup is the main visit. Everything in this article happens then, while outdoor temperatures are mild enough to test properly and mild enough that a problem found is an inconvenience rather than an emergency.

Midsummer, your job is watching. Cottonwood peaks after the spring visit is done, so walk out in late June and look at the coil face. If it looks fuzzy, a gentle rinse from the outside with a garden hose on low pressure clears the surface mat. Keep the plants trimmed back. Listen for new noises, especially a fan bearing whine or a rattling panel.

Fall matters less here than people think. There is no need to shut off power to a modern condenser, and if your unit is a heat pump rather than a straight air conditioner it needs to keep running all winter, so do not disconnect anything without knowing which you have.

Covers are the classic mistake. A full wrap traps moisture against the cabinet through a wet coastal winter and invites rodents to nest inside. If anything, a solid top cover to keep leaves out, sides open.

Records, strata rules and program paperwork

Keep a folder. It sounds bureaucratic until you need it.

Manufacturer warranty coverage on cooling equipment frequently depends on registration, on licensed installation, and on being able to show the equipment was maintained. If a compressor fails at year eight and you have no service history, the conversation is harder than it needs to be. Every visit should leave you with dated readings, not just an invoice that says “service call”.

Strata owners have a second layer. Townhouse and low-rise complexes across Metro Vancouver commonly require council approval for anything mounted on common property, which an outdoor condenser usually is.
