The Ruud lineup, sorted by what actually changes for you
Ruud water heaters split into five families, and the family determines almost everything about service, venting and lifespan.
Atmospheric gas tanks draw combustion air from the room and vent up a B-vent or masonry chimney on natural draft. Simple, cheap to repair, fussy about backdrafting in a tight house.
Power-vent gas tanks add a blower that pushes exhaust out a plastic sidewall vent. They still take combustion air from the room, they need a dedicated electrical receptacle, and the blower and pressure switch become part of the fault picture.
Direct-vent and sealed-combustion models pull outdoor air in and push exhaust out through a concentric or two-pipe run. These are the right answer for a tight closet, a finished basement, or a suite where room air is scarce.
Electric tanks have no combustion, no venting, two elements and two thermostats. Different diagnostic tree entirely.
Tankless units — condensing and non-condensing — heat on demand, modulate their burner, and need a proper gas supply line and, on condensing models, a condensate drain with neutralization where required.
Heat pump models move heat rather than making it, run on electricity, need air volume and a condensate path, and behave differently in an unheated garage than in a warm mechanical room.
Before you read a single troubleshooting step anywhere, know which of those five you have. Half the bad advice online comes from people applying tank logic to tankless.
Find the rating plate first — model, serial, and the age question
Every Ruud carries a rating plate, usually a sticker on the front jacket of a tank or on the side or bottom of a tankless cabinet. Photograph it. That one photo answers more questions than an hour of searching.
The plate gives you the model number, the serial number, the fuel type, the input rating, the tank capacity where applicable, and the electrical requirements. It also lists the gas type, which matters if anyone ever suggests converting a unit — natural gas and propane are not interchangeable without the correct factory kit and a certified fitter.
Manufacturing date is encoded in the serial number, and the encoding scheme has changed across Ruud’s history. Rather than guess, give the full serial to your technician or to Ruud’s own lookup, because getting the year wrong by two digits can mean the difference between an in-warranty part and an out-of-pocket one.
While you’re down there, note two more things. First, whether there’s a data label or installer sticker showing the install date and permit number — useful when a strata or an insurer asks. Second, whether the unit is the original one for the home. In a lot of Lower Mainland houses built in the seventies and eighties, the water heater has been swapped two or three times and the venting was never revisited.

Tank, tankless or heat pump for a coastal home
The honest answer depends on your gas line, your venting path, your electrical panel and how your household actually uses hot water.
A gas tank is the low-friction replacement. If you already have one, the venting exists, the gas line is sized for it, and swap-out is straightforward. The trade-off is standby loss and a fixed reservoir — when it’s empty, you wait.
Tankless suits homes with staggered, long hot-water draws: back-to-back showers, a soaker tub, a second suite. The catch is that people underestimate the supporting work. Tankless units draw far more gas at full fire than a tank, so the existing half-inch line and the meter capacity often need review. Condensing models need a condensate drain. Venting is usually new stainless or approved PVC to a sidewall, and sidewall termination has clearance rules relative to windows, doors, decks and property lines.
Heat pump water heaters make sense in a mechanical room with air volume to spare and no gas service, or where you’re moving away from combustion. They cool and dehumidify the space they sit in, which is a bonus in a damp Fraser Valley basement and a nuisance in a small closet.
Efficiency across all three is described by the Uniform Energy Factor and related ratings. Don’t take a number from a blog. Look up the exact model on the manufacturer’s spec sheet or its AHRI listing, because ratings move by model year and by capacity within the same family.
Sizing for your household and for cold winter inlet water
Sizing failures are the most common reason a brand-new water heater disappoints its owner.
For tanks, the number that matters isn’t the tank volume on its own — it’s the first-hour rating, which combines stored volume with how fast the burner or elements can recover. Two tanks of identical capacity can behave very differently on a Sunday morning. A technician sizes from peak-hour demand: how many showers overlap, whether you have a large tub, whether the laundry and dishwasher run on hot fill.
For tankless, the number is flow rate at a given temperature rise, and this is where Lower Mainland winters bite. Municipal water entering your home in August is meaningfully warmer than in January. A tankless unit that comfortably ran two showers in summer can drop its flow in midwinter because it’s being asked for a much bigger rise across the heat exchanger. Any honest sizing conversation here uses winter inlet temperature, not an annual average.
Other things that shift the answer: long uninsulated runs to a far bathroom, a recirculation loop, low-flow fixtures, a hot tub filled from the domestic line, or a basement suite with its own kitchen.

Permits, TSBC certification and what a legal install actually includes
In British Columbia, gas work is regulated. Connecting, altering or replacing a gas-fired water heater is work for a licensed gas contractor with TSBC-certified fitters, and it generally requires a gas permit. Most Lower Mainland municipalities also want a plumbing permit for the water side. Skipping that paperwork is where homeowners get hurt later — at resale, at insurance claim time, or when a strata asks for documentation after a leak.
A compliant install is more than hanging a new tank on the same fittings. Seismic strapping is expected in this region and the strapping has to anchor to structure, not drywall. Where a failure would damage finished space, a drain pan piped to an approved drain belongs under the unit. Closed plumbing systems with a backflow preventer or pressure-reducing valve need thermal expansion control, because otherwise every heating cycle spikes system pressure and the temperature and pressure relief valve becomes the accidental pressure release.
Other details a technician handles: a service shutoff on the cold inlet, dielectric separation where dissimilar metals meet, a sediment trap on the gas line, correct gas line sizing for the input rating, bonding where required, and a relief-valve discharge pipe run to a safe termination without a valve in it.
Ask for the permit number and the invoice describing the work. Keep both with your rating-plate photo. That folder is worth real money the day you sell.
Venting: the quiet cause of repeat lockouts
Venting problems rarely announce themselves. They show up as a unit that works fine most of the time and locks out on cold, still mornings or when the range hood is running.
On an atmospheric Ruud tank, the draft hood needs a clear, correctly pitched vent connector rising to a chimney or B-vent that is properly sized and lined. Two appliances sharing one chimney — a furnace and a water heater — is common in older Vancouver and Burnaby homes, and it becomes a problem when the furnace is replaced with a high-efficiency model that vents out the wall. Now the chimney is oversized for the water heater alone, it stays cold, draft is weak, and you get spillage. That’s a real combustion safety issue, not a comfort complaint.
House tightness matters too. New windows, weatherstripping, a powerful kitchen exhaust and a tight envelope can depressurize a mechanical room enough to pull exhaust back down the vent.
On power-vent models, the pressure switch is a safety device confirming the blower is actually moving air. Long vent runs, too many elbows, a blocked termination, insects nesting in a sidewall cap, or water pooling in a sagging vent run will trip it repeatedly.
Condensing tankless units add condensate. That acidic water needs a proper drain path, and a plugged condensate line will shut a unit down.
If your unit spills, smells, or trips on venting faults, stop using it and get a technician out. Never disable a safety switch.
Condo, townhouse and closet installations
A water heater in a strata unit is a different job from one in a detached house, and the constraints show up before any tool comes out.
Most condo and townhouse water heaters live in a laundry closet or a mechanical cupboard, often with a stacked washer and dryer beside them. Clearances are tight, the door is narrow, and a physically larger replacement simply won’t fit even if the specification is right. Measure the door swing and the path from the elevator or the stairs before choosing a model.
Strata rules almost always require notice, proof of insurance, and often a bylaw-driven requirement for a drain pan with a piped drain or a leak sensor — because the unit above someone else’s ceiling is a liability question, not a plumbing one. Some buildings restrict work hours and elevator booking. Some require the strata’s own plumber to shut down a riser.
Air supply is the other constraint. A closet with a solid door and no louvres cannot feed an atmospheric burner. In practice that pushes closet installs toward direct-vent sealed combustion, electric, or a tankless with a sealed intake and exhaust through an exterior wall — and sidewall termination on a multi-unit building has to respect clearances to windows, balconies and neighbouring openings.

Lower Mainland water chemistry, anode rods and sediment
Metro Vancouver water is soft and low in mineral content, which is genuinely good news for water heaters. You are far less likely to see the hard scale that wrecks equipment in prairie cities.
That doesn’t mean the tank stays clean. What accumulates here is finer — sediment carried in from the mains, corrosion products, and in some Fraser Valley homes on private wells, iron and manganese that behave completely differently from municipal supply. If you’re on a well in Langley or Abbotsford, your water heater’s life is dictated by that water, not by the city’s.
The sacrificial anode rod is the part almost nobody thinks about and the part that decides how long a tank lives. It corrodes so the steel tank doesn’t. Once it’s consumed, the tank starts spending its own metal, and the countdown to a leak begins. Checking it is a routine part of a proper service, and replacing it at the right time is far cheaper than replacing a tank. Soft water can accelerate anode consumption, and a home with a water softener installed for well water accelerates it further.
Smelly hot water — the rotten-egg complaint — usually comes from a reaction between the anode, bacteria and sulphur in the water, not from the tank failing. There are specific anode materials and sanitizing procedures that address it. That is a technician conversation, because it involves the exact water source and the exact model.

Annual maintenance on a Ruud tank, and what you can do yourself
A tank service is short and it pays for itself.
You can safely do the flush. Shut off the gas control to pilot or vacation, or kill the breaker on an electric unit, close the cold inlet, run a hose from the drain valve to a floor drain or outside, open a hot tap upstairs to break the vacuum, and drain. Let the water run until it’s clear. On an older tank, be aware that a plastic drain valve that has never been opened sometimes refuses to reseal — have a cap and a technician’s number ready before you start.

Set the thermostat thoughtfully. Higher storage temperature increases scald risk at the tap; lower temperature has implications for bacterial growth in stored water. A technician can balance that with a mixing valve rather than a compromise setting.
Tankless service: descaling, screens and condensate
A tankless Ruud is a boiler-grade appliance in a small box, and it wants attention on a schedule.
The headline service is the flush, sometimes called descaling — circulating a descaling solution through the heat exchanger using the isolation valves. If your installer put proper service valves on, this is a routine hour. If they didn’t, the first service starts with adding them, which is why HeatLand specifies isolation valves on every tankless install.
Soft Lower Mainland water means scale builds slowly compared with harder regions, so the interval is often longer than the manufacturer’s worst-case advice. Longer is not never. Recirculation loops, well water, and high-usage households all shorten it.
The inlet water filter screen is the other maintenance item, and it’s the one that causes mystery low-flow complaints. Sediment stirred up by municipal main work or a nearby hydrant flush lands there. Cleaning it is quick.
Condensing models produce acidic condensate. The drain must run continuously downhill to an approved point, the trap must not dry out, and where required a neutralizer cartridge needs periodic media replacement. A plugged condensate line will fault the unit, and people chase electrical gremlins for hours before someone looks at a piece of clear tubing.
Also on the list: intake and exhaust terminations checked for nests and debris, burner and flame inspection, gas pressure verified under full fire, and fan and igniter condition. Book it before winter, not during it.
No hot water, or not enough: how a technician works the problem
The order matters, because each step rules out a category.
First question: none at all, or not enough? Those are different faults. No hot water at any tap points at the heater. Not enough, or hot then cold, points at capacity, a crossover between hot and cold lines through a failed mixing valve or single-lever faucet, or a thermostat problem.
On a gas tank, a technician confirms gas is on and other gas appliances work, then looks at the status light or diagnostic indicator on the gas control. Is there a pilot or igniter operating? If the pilot lights and drops out when the button is released, that’s the flame-proving circuit — thermocouple, thermopile or their connections. If it won’t light at all, the check moves to gas supply, the control valve, and the air path, including that flame arrestor screen at the base which starves the burner when it clogs.
If the burner fires and the water still isn’t hot, the technician looks at the dip tube and at sediment volume, then at the thermostat’s actual reading versus tank temperature.
On an electric Ruud, the sequence is breaker, then the high-limit reset button — the small red button on the upper thermostat. If that has tripped, something caused it, and simply pressing it without finding the cause is how people end up resetting it weekly. Then upper element and thermostat, then lower.
Hot at the top and cold quickly usually means the lower element. Lukewarm everywhere usually means the upper.
Status lights, fault codes and lockouts — read yours, don’t trust a list
Ruud units communicate. Tanks with electronic gas controls blink a diagnostic pattern; tankless units show a numeric code on the display or remote controller.
Here is the part that gets people into trouble: code meanings are not universal. The same number or the same blink pattern can mean different things on different Ruud models and different production years, and it certainly means something else on another brand. Read the exact code off your unit, then verify it against the manual for that specific model, or the diagnostic legend printed on the label inside the cabinet or the access door. If you no longer have the manual, the model number from the rating plate gets you the right one.
What’s useful to understand is the categories a fault falls into. Ignition faults — the unit tried to light and didn’t prove flame. Flame-sense faults — it lit but lost or couldn’t confirm the flame. Venting and pressure faults — the blower or pressure switch didn’t see the airflow it expected, or exhaust is blocked. Limit and overheat faults — a temperature safety opened. Flow faults — the unit didn’t detect enough water flow to fire, or flow dropped mid-cycle. Communication faults — the controller and the board aren’t talking. Gas valve faults — the control itself reports an internal problem.
Knowing the category tells you whether it’s a maintenance issue or a call.
One rule with no exceptions: never bypass, jumper or defeat a safety lockout. Those devices exist because the alternative is a fire or carbon monoxide.
Leaks, T&P discharge, and the gas and CO safety rules
Water on the floor around a tank is not one problem, it’s several, and they have different urgencies.
Condensation on a cold tank during a heavy draw is normal and dries. A drip from a fitting or the drain valve is a repair. Water seeping from the base of the jacket, or a steady puddle with no traceable fitting, generally means the tank itself has failed internally, and tanks do not get repaired. Shut the cold inlet, shut the gas or breaker, and call.
A temperature and pressure relief valve that discharges is doing its job. The question is why. It can be genuine overheating, or it can be thermal expansion on a closed system with no expansion tank, or a tired valve. Never cap it, never plug it, never put a valve in the discharge line. If it’s discharging hot water and the tank is hot to the touch beyond its normal operating range, treat it as urgent.
Combustion safety is absolute. If you smell gas, don’t operate switches or your phone inside. Get everyone out, and call the gas utility and a licensed technician from outside the home. If a carbon monoxide alarm sounds, leave immediately and call from outside. Symptoms that improve when you leave the house — headache, nausea, dizziness affecting more than one person — deserve the same response.

Repair or replace, what drives the price, and how to get a real number
The decision usually resolves itself once you answer four questions.
How old is it, from the serial number? What failed — a serviceable component, or the tank itself? Is the unit still under a manufacturer warranty on parts or tank, which the rating plate and your install paperwork will tell you? And is the install still compliant, or has something changed, like a furnace replacement that orphaned the water heater on an oversized chimney?
A gas valve, thermocouple, element, thermostat, igniter, flow sensor, drain valve or relief valve is a repair. A leaking tank is a replacement. A unit that’s chronically undersized for how the household actually lives is a replacement conversation regardless of its condition.
On cost, the honest answer is that no one can quote your job from an article. What moves the number is capacity and model type, efficiency tier, venting work required, whether the gas line needs upsizing, whether electrical has to be added for a power-vent or heat pump model, condensate drainage, expansion control, seismic strapping, permits and inspection, access difficulty, and disposal of the old unit. A closet swap in a townhouse and a tankless conversion in a 1960s bungalow are not the same job.
