Every bad mini-split install I have walked into started the same way: someone multiplied floor area by a number they read online. That method fails badly in the Lower Mainland because our housing stock is so mixed. A 1954 Vancouver Special with original single-glazed windows and no wall insulation can lose more than twice the heat of a 2015 townhouse of identical size. Same square footage, completely different equipment.

Multi-zone looks obviously better — one outdoor unit, less wall clutter, fewer penetrations. It is often the right call for a townhouse or a condo where strata rules limit you to a single outdoor location. But it carries real trade-offs a good technician will tell you about upfront. Multi-zone outdoor units generally cannot modulate as low as a comparable single-zone unit, so a bedroom head serving a small, well-insulated room may cycle rather than run continuously. Multi-zone systems also share one refrigerant circuit, which means heads on the same system usually cannot run in heating and cooling simultaneously — a problem if you have a hot south-facing office and a cold north bedroom in the same shoulder season.

Cold-climate versus standard-performance outdoor units in our actual climate

Wall-mounted heads: what they do well and where they fail
The wall-mounted head is the default for a reason. It is the least expensive indoor unit, the easiest to install, the quietest option in most product lines, and it throws air far enough to condition an open room well. If the room is a rectangle with a door and no unusual geometry, this is almost always your answer.
Where it fails is predictable. A wall head cannot heat through a closed door. If you mount one in a hallway hoping it will serve three bedrooms, those bedrooms will be cold in January and warm in July, and no amount of fan-speed adjustment fixes it. Air does not turn corners on request.
Mounting height matters too. High wall placement is fine for cooling because cold air falls. In heating, warm air wants to stay at the ceiling, so a high wall head in a room with tall or vaulted ceilings — common in Lower Mainland homes with 1990s great rooms — can leave your feet cold while the thermostat sensor at head height reads satisfied. Floor-console units sit low on the wall like a hydronic radiator. They are the strongest choice for heating-dominant rooms with high or vaulted ceilings, because warm air starts at the floor where you are. They also suit rooms with a wall of windows and no usable upper wall space, which describes a lot of Lower Mainland living rooms. Trade-off: they eat floor-level wall space and furniture must stay clear.
Ceiling cassettes recess into the ceiling and discharge in multiple directions, giving even coverage in a square room and near-invisible presence. They need a ceiling cavity deep enough to accept the body, which usually means a drop ceiling, an attic above, or a floor assembly you are already opening. In a condo with a concrete slab overhead, a cassette is often physically impossible. They also need a condensate pump in most installs, which is one more component to service.
Ducted-concealed units hide in a soffit, closet or attic and feed two or three rooms through short duct runs. This is the answer for bedroom wings where you want one system serving several small rooms with no visible equipment. It costs the most, requires the most planning, and duct design must be right or you get noise and imbalance. In heritage homes and character conversions around East Van and New West, a small ducted unit in a dropped ceiling often looks far better than three wall heads.

Nominal capacity — the number in the model name — is a nameplate figure at one specific test condition. It is not what the unit delivers in your house in February. Inverter systems have a capacity range: a minimum output, a rated output, and a maximum output that they hold only under favourable conditions. Outdoor unit placement: strata rules, salt air and snow
Where the outdoor unit sits is a design decision, not an afterthought, and in Greater Vancouver it is frequently the constraint that determines the whole system.
Start with noise. Many stratas and several municipalities set sound limits at the property line or at a neighbour’s window, sometimes with tighter night-time limits. In dense areas of Vancouver, Burnaby and North Van, a unit on a narrow side yard sits metres from a neighbour’s bedroom. Check your strata bylaws and your municipality’s noise bylaw before you choose a location, and get written strata approval where required — retrofitting approval after installation goes badly.
Then corrosion. If you are in White Rock, Steveston, Ambleside, Tsawwassen or anywhere with salt air off the water, outdoor coils corrode faster. Ask about coil coating options on the models you are considering, keep the unit out of direct salt spray where you can, and plan on rinsing the coil with fresh water more often than an inland home would.
Then water and snow. Every heat pump defrosts in winter, and defrost melt has to go somewhere. Mounting on a wall bracket or a raised stand keeps the base out of standing water and slush, and prevents the drain pan freezing into a block of ice. Do not tuck the unit under a roof edge that dumps snow or a downspout that drips onto it.
Finally, service access and airflow clearance. Leave room to work on all sides. A unit boxed into a tight enclosure recirculates its own air and loses capacity.
Line set length, elevation and the limits that quietly kill performance
Every mini-split has published limits on how far and how high refrigerant can travel between the outdoor unit and each indoor head. Exceed them and you get capacity loss, oil return problems and eventual compressor damage. Stay near the maximum and you lose performance even inside the limit.
The two numbers that matter are total line length and vertical separation, plus a separate limit on the height difference between heads on a multi-zone. In a three-storey Vancouver house with the outdoor unit at grade and a head on the top floor, vertical separation gets serious quickly. Some configurations require oil traps at intervals on the vertical rise. Check the installation manual for the specific model rather than assuming.
Length also affects refrigerant charge. Beyond a factory pre-charge distance, additional refrigerant must be weighed in — not guessed, not added until the gauges look right. An undercharged or overcharged system runs poorly forever and the symptoms look like a dozen other faults.
Routing matters as much as length. Every bend adds resistance. Line sets should be insulated over their full run, including outdoors where UV and weather degrade insulation over time. Condensate must drain by gravity along the whole run or you need a pump, and a condensate line that sags creates a trap that eventually blocks and overflows into a wall.

Electrical service: the check that should happen before you shop
Plenty of Lower Mainland homes cannot accept the mini-split their owner wants without electrical work, and finding that out after the equipment is ordered is an expensive surprise.
Older houses in East Vancouver, New Westminster and parts of Burnaby still run 60 or 100 amp services. Add a heat pump to a panel that already carries an electric range, a dryer, and possibly an EV charger, and you may exceed the service capacity. A mini-split is not a furnace and running it like one wastes money. Inverter systems are most efficient when they run continuously at low output, holding a steady setpoint. Control options change how easy that is to live with. In a strata, the equipment decision is downstream of what the strata will allow, and that changes the shortlist entirely.
Most stratas treat exterior walls, balconies and the building envelope as common property. Sizing for a basement suite, laneway or converted attic
These three spaces come up constantly in Greater Vancouver and each behaves differently from a normal bedroom.
Basement suites are heating-dominant and surrounded by earth, which moderates temperature but adds moisture. The real problem is usually humidity, not cold. A mini-split provides dehumidification while cooling, but in a basement that needs drying without much cooling, you may still want a standalone dehumidifier alongside it. Size conservatively — an oversized head in a small suite will short-cycle and leave the space damp. Also confirm the suite’s separate electrical arrangement, since a metered suite may need its own circuit from its own panel.
Laneway houses are small, usually newer, and tight. Loads are low, sometimes lower than the minimum output of the smallest available head.
